You wouldnnt believe how many people get to settlement and the oven isnt working, and the vendor simply says it hasnt been working since before the property was sold. There is no obligation for the vendor to clean, maintain, or fix anything at the property after the contract is entered into? So if youre relying on working appliances for example your best bet is to check everything is working BEFORE and even take photos of you feel so inclined.
