And while everyone might not find the announcement as thrilling as we do, it IS important and could very well impact you. Let me explain why:... Alrighty, so first up, let's get clear on what the RBA is (and does). RBA stands for Reserve Bank of Australia. It's Australia's central bank and banknote issuing authority. It dictates the cash rate, which influences interest rates to ensure that Australia's economic growth is controlled. The RBA sets the cash rate on the first Tuesday of every month, except January. They decide whether to hold, raise or lower it the cash rate. This decision depends on several factors, including the performance of the Australian dollar, the state of the housing market, and inflation. This month, the RBA delivered the third cash rate cut this year. Cutting it from 0.25% to a new record low of 0.10%. So what does the RBA cash rate cut mean for you? Well, if you have a home loan, a cash rate drop could have a significant impact on your wallet. Depending on your loan type, if your bank decides to pass the rate cut onto borrowers, you could potentially save money, because your repayments will decrease. If you're looking to apply for a home loan, the market is very competitive at the moment, and rates are LOW, so you could snag a great deal. You should take advantage of the rush to cut rates by some lenders. I recommend you explore the market for competitive rates. Because there really is no point paying more interest than you need to

16.01.2022 Do you ever cringe a little when you look at old photos? There's a funny story behind this 5+ year old photo. The photo's from our business start-up days. Now, Carl looks great in my opinion, he's not the embarrassing part of the photo. The embarrassing bit is the logo right there on the sign he's holding. You see I (Jo) chose the logo, and I went cheap. We were in the start-up phase, I was on maternity leave, so we were watching our outgoings carefully. ... I (unwittingly) purchased the logo from a stock logo website for $50. Turns out several other businesses had the EXACT SAME logo, inlcuding the local pest extreminator When I discovered this, I quickly decided it was time for a rebrand and engaged Leanne from @oracoagency to create a beautiful brand style guide and logo that aligns with who we are. From there, as the business grew, we invested in some profesional photography. The other week we celebrated our wedding anniversary Around the same time Dom from Social Swell released an episode of the Your Biz Podcast with me (Jo) talking about how we make running our business together work. Now, I'm no relationship expert but here's what works for us: Be clear on what your roles are and trust each other's expertise... We have very distinct roles and work to our strengths. For example, I manage our marketing. Although I might consult with Carl, I have the final say over what happens in my area of the business and he has faith in my judgement. Likewise, Carl is in charge of looking after our clients and the entire credit analysis and loan application process. Speak to each other with kindness Owning a business is a high pressure endeavour. It can be easy to take your stress out on each other. Speaking to one another with professional respect and human kindness defuses high stress situations. Sounds obvious, but it's super effective. Have business free conversations When we started the business I was high on hope and enthusiasm. I had so many ideas and I wanted to talk about them (constantly) and implement them (like yesterday). This level of intensity helped boost our business quickly but wasn't sustainable for me personally or for our relationship. Taking a breath and finding a non-business space in our partnership has kept us and our business strong.

Some banks will use the income you'll receive when you return to work as part of their assessment. They'll want to see that you have enough savings and/or paid maternity leave to cover your living expenses until you return to work. ... It’s better to apply for a home loan or mortgage refinance while you’re pregnant and still working rather than while on leave, if possible. 08.01.2022 The Coronavirus Small and Medium Enterprises (SME) Guarantee Scheme is supporting up to $40 billion of lending to SMEs (including sole traders and not-for-profits) by guaranteeing 50% of new loans issued by participating lenders to SMEs. The scheme enhances lenders' ability to provide cheaper credit. It allows many otherwise viable SMEs to access vital additional funding to get through the impact of Coronavirus, recover and invest for the future. Phase 2 of the Scheme commenc...ed on 1 October 2020 and will be available for loans made by participating lenders until 30 June 2021. Not all banks and lenders are participating in the Scheme. Loans issued under the Scheme can be used for a broad range of businesses purposes (including to support investment) but cannot be used to: Purchase residential property Purchase financial products Lend to an associated entity Lease, rent, hire or hire purchase existing assets that are more than halfway into their effective life Also, credit cards, charge cards, debit cards or business cards are not included in the Scheme. 02.01.2022 Excuse the awkward photo, but I've got some good, goooooood news for home buyers in Victoria. Yesterday the Victorian Government made their Budget 2020/21 announcement. As part of the budget they announced a stamp duty waiver of up to 50% for residential homes valued at up to $1 million. ... The waiver's for residential property contracts entered into from 25 November to 30 June 2021. Newly built or "off-the-plan" homes, will be eligible for a 50% waiver. Existing homes will be eligible for a 25% waiver. Stamp Duty is a huge expense for homebuyers. In fact, my wife Jo and I are looking to upgrade and are in the market to buy right now. This stamp duty waiver will make a huge difference for us and for many of our clients. Meanwhile, the New South Wales Government is considering giving home buyers the choice to pay either stamp duty and land tax (where applicable) or a new smaller annual property tax.
