25.01.2022 Building Condition Reports for 40 plus properties Newcastle Roads and Maritime Services engaged Vision Structures to conduct a number of Building Condition Inspections along a section of proposed road works. The purpose of the Building Condition inspection was to document the state of dilapidation of each building prior to the road works commencing and prepare a formal report. 13.01.2022 Heritage Dwelling Remediation Rozelle Sydney This dwelling was built in the early 1900’s. In early 2018 the dwelling was severely dilapidated and in need of urgent attention. The existing floor, wall and roof framing was damaged as a result of wood decay and termites. The remediation involved new floor, wall and roof framing, repair of spalling concrete and installation of site drainage. The existing roof leaked, and the rainwater goods were inadequate. The new roof framing... incorporated an intern box gutter discharging to the front of the dwelling. The property is located at the end of a narrow side street, therefore all design aspects had to consider the transportation and installation of the structural members. All roof members are individual sections which were required to be connected and built on site. 12.01.2022 Existing Age care Unit Alterations Castle Hill This existing aged care unit underwent extensive alterations, converting two 1-bedroom units into a larger 2-bedroom unit. This unit is the top floor of a 3-storey building and the client wanted a number of load bearing brick walls removed to open up the living areas. The construction successfully integrates traditional blockwork, brickwork, concrete, structural steel and timber framing along with other current building systems. 12.01.2022 Sandstone Retaining Wall, Awning and Concrete Slab Castle Hill New 1.6m high sandstone retaining wall, 5m cantilever awning and new paving slab. The awning comprises a concrete footing and a steel frame skeleton. The sandstone retaining wall comprises whole and cut 500 x 500 sandstone logs. The concrete slab was designed with strategically located key joints and extra reinforcement to avoid any shrinkage cracks in the slab. 05.01.2022 Cantilever Retaining Wall and Concrete Driveway Avoca This project involved a new driveway and turn-around bay. In order to achieve a workable driveway that complied with council regulations the site was extensively excavated. Due to the complexity of the earth works, a series of cantilever retaining walls were required. The new 2.8m high cantilever retaining walls were constructed using steel verticals and timber horizontals. The retaining walls were stabilized using steel beams cast integral with the driveway slab.
