24.01.2022 The importance of using a Broker You must use a broker. The success rate of individual people sourcing finance themselves is extremely low. This can be from picking the wrong finance institution, completing forms incorrectly, not knowing the traps that exist in a loan application that should be avoided, and purely the amount of time it takes to process the application. The broker must be very experienced and work with a wide range of financial institutions. The Top Four bank...s are probably the worst institutions to try and get finance from today. Their criteria are tougher than anyone else and the bottleneck of existing client management is so large that they will be the slowest in processing. Victoria Lending Group for example, works for many different banks and generally the second-tier banks are hungry for business, are hugely competitive, and are so much easier to do business with. banks no longer have open ended approvals and generally an approval will only last for two weeks, after which, if you were to find a property, you would be required to update the bank on your status. This is because many people have had working hours cut back or people are still losing jobs and they want to make sure anyone they are financing has not been affected in the couple of weeks since the approval. There has never been a better time to buy. Interest rates are at all-time lows and really cant go any lower. There are fabulous finance packages for owner-occupiers and investors. Whilst COVID-19 is impacting on us all in so many aspects of life, the good news is that there is plenty of money to borrow. We are not in a credit squeeze. If you plan to buy vacant land off the plan, make sure you have a conveyancer / solicitor who will read the contract for you, especially the special conditions. Land developers are putting restrictive resale conditions into the contract. That makes getting finance for vacant land difficult to near impossible to get. If you can't settle you lose your deposit and the developer ha...ppily sells the land to someone else. Potential reforms to broker commission are currently being discussed which could result in a blanket ban on commissions (upfront and trail) and the introduction of a customer fee-for-service of thousands of dollars. If enacted, these changes could make the mortgage broker channel unsustainable, forcing customers back to the big banks with large branch networks, and cutting customer access to smaller lenders and credit. An alternative proposal (the Netherlands model) not only has the customer paying a new fee of thousands of dollars every time they access a broker, but also every time a customer walks into a bank branch to arrange a home loan. This is nothing more than a massive new tax on borrowing. They analyse every single line to determine where you are spending your money and what liabilities you have. If they dont like what you spend it on, they will decline your deal. So spend cash instead and keep them guessing! Unless you like strangers looking at your personal stuff.

I get asked all the time whether you should fix your home loan. I think that now is a good time. On offer is a 5 year fixed product with an advertised rate of 2.99%, No ongoing fees and additional repayments are allowed. Where will rates be in 5 years? 01.01.2022 Here's a handy tip. If you buy off the plan with a 1 - 2 year settlement period. Get rid of any existing debt during this time. Do not accumulate credit cards and personal loans because when the time comes around, you won't get finance for your house and you will lose your 10% deposit. Simple. End of rant.
