06.01.2022 When you purchase a property or refinance your home loan the lender will complete a valuation assessment of the property. There are generally 4 types of valuations that can be completed. 1 - Automated Valuation (AVM) This report is totally computerised based on sales data. Usually RP Data/Core Logic Data modelling is used come to a valuation with no human input. In some cases the loan amount and your personal credit scoring can be factored in along with a contract of sale d...ocument. For example if you are borrowing 70% of a property value an AVM may be used but if you are borrowing 90% a short form report may be done as the risk to the lender is higher. An AVM is usually just a one page document with just a value on it and not much more. 2 - Short Form This is a standard property report where a valuer will use sales data and inspect the property to come to a value. The report is 3 - 4 pages long with references to recent sales. The report compares the quality of your property to recent sales in the area. Ideally the valuer will use sales in the same suburb that have settled within the last 3 months. If there is not enough data the time frame is extended as well as the target suburb expanded to neighbouring suburbs. 3 - Desktop/Kerbside This is similar to an AVM however a person completes the report. Usually 1 or 2 pages long, based on recent sales data. No inspection is completed. Sometimes the valuer will talk to the owner/agent to get some specifics on the property to make a decision on the value. 4 - Long Form Valuation These reports are for properties that are special in some way. Large properties like rural residential properties or properties with development potential will usually require this type of valuation due to the specialist nature of the property. In the case of a property with development potential or development approval in place that’s current purpose is residential (e.g a house on a large lot), valuers are required to base their report on the ‘highest and best use’. Due to the complexity in these reports they take longer to complete and focus on factors other than just recent sales when determining current value.
