22.01.2022 With the current rumours floating around about the government abolishing stamp duty (which is very unlikely) to allow economic growth because of the COVID-19 Pandemic we decided to take a closer look at the history of stamp duty. Did you know that stamp duty has been used for over a century by the states and territories to generate revenue? It is thought that stamp duty has origins in the ancient Rome and 17CE Venice. Stamp duty is such a popular tax (duty) with governmen...ts because it is easy to levy and wide reaching. If you would like to learn more about stamp duty including your suburbs average stamp duty check out the below article on realestate.com. Interestingly, on average stamp duty paid when purchasing in Camden is $27,382.00. https://www.realestate.com.au//australian-suburbs-with-th/ If you have any questions about stamp duty or property law in general please contact our office on 0246 551 231. #walkdenlaw #walkdenlawandmediation #paulwalkden #susanwalkden #susanhadfield #lawyer #familylawyer #localbusiness #camden #propertylaw #willsandestate #conveyancercamden #estateprobatelawyer #mediation #mediator

19.01.2022 Are you thinking of selling your property with a pool? Did you know that in 2014 the government introduced laws that require all properties with a swimming pool or spa when being sold must have a valid pool certificate of compliance or non-compliance. If your swimming pool is less than three years old then your occupation certificate that includes the swimming pool can be provided in lieu of a compliance certificate.... 15.01.2022 We have had many enquiries about what Leases fall under the Retail and Other Commercial Leases (COVID-19) Regulation 2020. The regulation will only affect you if you are an impacted lessee and your Lease commenced prior to 24 April 2020 otherwise you will not be protected by the Code or the Regulations. A lessee is considered an impacted lessee under the Regulations if:... 1. The lessee qualifies for the Jobkeeper Scheme under Sections 7 and 8 of the Coronavirus Economic Response Package (Payments and Benefits) Rules 2020 of the Commonwealth; and 2. The business turnover conducted by the lessee in the 2018-2019 financial year was less than $50 Million (the calculation differs for franchisees and corporations that are a member of a group). If you would like advice if your Lease may be subject to the Regulations please contact our office on 0246 551 231. #walkdenlaw #walkdenlawandmediation #paulwalkden #susanwalkden #susanhadfield #familyconveyancingpractice #lawyers #lawyer #familylawyer #solicitor #divorcelawyer #lawyersofcamden #localbusiness #camden #propertylaw #willsandestate #conveyancers #camdensolictorsandconveyancers #conveyancercamden #estateprobatelawyer #estatelawyer #mediation #mediator

15.01.2022 Retail and other commercial landlords and tenants under the National Cabinet Mandatory Code of ConductSMECommercial Leasing Principles During COVID-19 and Retail and Other Commercial Leases (COVID-19) Regulation 2020 are required to negotiate in good faith. But many landlords and tenants may be questioning what are actually considered good faith negotiations? Good faith negotiations involve 3 key qualities (but not limited to):... 1. Open and Honest disclosure of the parties’ financial positions from both tenants and landlords; 2. Open and Honest disclosure of how the COVID-19 pandemic has affected all of the parties; and 3. Affordable solutions offered for both tenants and landlords, a solution may be a middle ground between either party’s ideal solutions. If you have any questions about good faith negotiation and/or your obligations under the new Regulations please contact our office on 0246 551 231. #walkdenlaw #walkdenlawandmediation #paulwalkden #susanwalkden #susanhadfield #familyconveyancingpractice #lawyers #lawyer #familylawyer #solicitor #divorcelawyer #lawyersofcamden #localbusiness #camden #propertylaw #willsandestate #conveyancers #camdensolictorsandconveyancers #conveyancercamden #estateprobatelawyer #estatelawyer #mediation #mediator

13.01.2022 Support your local shelter - and sweep aside traditional views about who does what chores at home. www.choresforacause.org.au Just in time for Spring Cleaning..., this month, Women's Community Shelters are launching a new, innovative fund-raising campaign. A pioneering program building young people’s awareness of gender inequality and domestic violence and women’s homelessness, Chores for a Cause empowers young people aged 8-18 to support the women and children in need in their community by completing chores in exchange for money they can then donate to the shelter of their choice. WCS would be thrilled if kids could raise up to $25 for Blue Wren House - Camden Women's Shelter. Why not more? This isn’t just about a few young people doing the heavy lifting and raising lots of money. This is an opportunity for everyone to feel they can pitch in and do their little bit too. Because solving domestic and family violence and homelessness needs everyone to care and contribute. WCS CEO, Annabelle Daniel OAM says; Domestic and family violence is a chronic and ongoing social problem that spikes during times of widespread disaster and stress. Charities are often the very first responders to the vulnerable, the isolated and the homeless who are at particular risk right now during this pandemic. We have seen significant numbers of potential fundraising events planned for WCS and our shelter network cancelled for the foreseeable future. Innovative, positive campaigns like this one have the potential to not only help our sector raise much-needed funds, but to provide a sense of hope. Our Education Officer, Dannielle Miller explains why this is not only brilliant for our shelters, but for the kids who roll up their sleeves and support the initiative too: This initiative offers a powerful opportunity to start some really important, age-appropriate conversations in our homes and schools around chore equity (what sort of chores do families need to do, and how often does each family member usually spend on these?), gender stereotyping (there’s no such thing as girls' work and boys' work - we can all do all the things!) and respectful relationships (every member of a family should feel safe and respected). The research also clearly shows that meaningful fund-raising opportunities like this one are just what our young people need right now. During times of uncertainty, altruistic acts boost our morale, foster a sense of connection, and give us back a sense of control. Let’s do this! www.choresforacause.org.au The Haven - Nepean Women's Shelter The Sanctuary - The Hills Women's Shelter Great Lakes Womens Shelter Northern Beaches Women's Shelter Parramatta Women's Shelter Hornsby Ku-ring-gai Women's Shelter Bayside Women's Shelter #choresforacause

04.01.2022 Attention all commercial and retail landlords and tenants. Did you know that the NSW Government has now given effect to the National Cabinet Mandatory Code of ConductSMECommercial Leasing Principles During COVID-19. 04.01.2022 The Family Court of Australia and the Federal Circuit Court of Australia have seen a significant increase in urgent applications being filed since the imposed lockdown as a result of the COVID-19 pandemic. As stated by Registrar Brett McGrath in a recent interview Unlike other courts, some which have shut down, we don’t stop as a consequence of COVID-19. Family law is too critical. On the 28 April 2020 The Hon. Justice William Alstergren announced that the Courts have... established two dedicated lists named COVID-19 Lists. The List commenced operation on the 29 April 2020 and matters are now being allocated if they meet certain requirements. If you have any questions about the specialised lists or how COVID-19 may affect your family law matter please do not hesitate to contact our office on 0246 551 231. #walkdenlaw #walkdenlawandmediation #paulwalkden #susanwalkden #susanhadfield #lawyer #familylawyer #localbusiness #camden #propertylaw #willsandestate #conveyancercamden #estateprobatelawyer #mediation #mediator See more
