21.01.2022 Claiming Deductions For Working From Home To Be Made Easier The ATO are announcing a 'working from home shortcut' measure for people to claim running expenses, now they are working from home due to Covid-19 restrictions. The new measure will allow people to claim a set rate of 80 cents per hour working at home. This provides a more straightforward system for people, without the need to calculate specific running expenses or to have a dedicated work from home area.... The measure will apply to work after March 1. Claims for expenses incurred prior to March 1 will still follow the normal existing rules. People who already work from home can continue to use existing deduction arrangements. For the period of March 1 to June 30, there are three ways to calculate home office expenses: 1) Claim a rate of 80 cents per hour worked, to cover all expenses. 2) Claim a rate of 52 cents per hour worked for heating, cooling, lighting, cleaning and the decline in value of office furniture, plus calculate the work-related portion of your phone and internet expenses, computer consumables, stationery and the decline in value of a computer, laptop or similar device. 3) Claim the actual work-related portion of all your running expenses, which you need to calculate on a reasonable basis. Note: taxpayers must have spent this money yourself and not have had expenses reimbursed. The claim must be directly related to income and you will need a record to support your claim. What do you need to do now? The ATO will announce further details of this special arrangement. In the meantime, keep a record of the hours you work from home. You will need this as evidence when making a claim. 20.01.2022 Fixed rates versus Variable rates Should I fix my mortgage and hopefully save money in the long run if interest rates rise? Will variable interest rates go dow...n, so therefore should I stay on a variable rate? Is fixed or variable a better option in the long run? For pretty much anyone with a mortgage, these are very common questions people have, and questions that we at Walshe Clancy O Neill get asked regularly. The truth is, it depends on your own financial situation, but in general terms there are positives and negatives of both fixed and variable rates. Variable rates right now, variable rates are at a historical low. Given the uncertainty with the economy due to COVID -19 it seems unlikely that variable rates will increase anytime soon. The RBA have indicated that they see variable rates low in the short to medium term. The advantages of variable rates are clear you can fully use an offset account or accounts, you can pay extra, and fully use redraw. In short, its a great time to smash out a mortgage by making extra payments because rates are low. In the long term, variable rates are likely to rise, and with a variable rate, you cant predict where rates will be in the future Fixed rates. Right now there is some exceptional value to be had in 2 and 3 year fixed rates. Many banks are offering rates at 2.29% and lower. You cant beat a good price! The downsides to a fixed rate is that you may have limited or no use of offset accounts, and likewise redraw may not exist or be limited. Obviously too with a fixed rate, if you need to break the fixed rate contract (perhaps to sell your house or refinance to another bank) there can be very serious breakage costs. Many people are unaware that you can have the best of both words a mix of fixed and variable. Its possible to split your homeloan into 2 or more loans. Each loan can be fixed or variable. For example, if you owed a bank $400,000 its possible to have two splits: Split A being for example $300,000 fixed for three years at 2.29% and also Split B being $100,00 with a variable rate of 2.9%. Therefore you have the opportunity to offset and redraw on the Variable split, whilst meanwhile having the bulk of your mortgage availing of the excellent fixed rate.
