With restrictions easing and public opens now permitted, we are noticing enquiries & confidence levels increasing in the rental market. There is definitely discounting happening in suburbs where density levels are high and supply is high. We are finding outer suburbs are performing better, leasing at market value in most cases. ... There is definitively price adjustments occurring while we have properties up for rent. The main thing here is we understand the market is changing and the importance to adjust to demand/price. The real cost to landlords & investors is a vacant property. At times we need to reduce the price. Reducing $15 per week off to gauge further interest is a cost of $780 per year to an investment property (approx. $65 per month). The cost of $65 per month sure outweighs the cost of a vacant property for a month.
