05.01.2022 Sitting opposite Dan Murphy's is our personal favourite, 11 Pioneer St, Mittagong. When the owners asked us to sell it, the property would have been flat out bringing in $400k - with other agents suggesting much less. In fact, other builders had advised to simply demolish it and sell as vacant land. However, we could see that the house had great bones, literally. (Hardwood!)... The owners agreed to a $34,000 spend. The property then quickly sold for $565,000. The math? $400,000 + $34,000 = $434,000. Sold for $565,000, = $131,000 over and above.
