22.01.2022 If you are a first home buyer, buying a home isnt as hard as you think if you have a great team behind you. There are at least ten steps in which you need to be aware of to enable a smooth transaction. We have listed several as below: 1. Know your borrowing power and obtaining pre-approval for your loan. There is no point in looking for properties which are above the price you can afford.... 2. Know the cost of stamp duty. This is one of the things that most buyers tend to forget about. If you are a first home buyer you must be eligible for an exemption or concession from stamp duty. 3. Ensure you provide a copy of the contract for the property you wish to purchase to your solicitor or conveyancer for review prior to signing up to purchase the property. Your solicitor or conveyancer should spend the time to discuss your contract with you. 4. It is recommended that you perform a property and pest inspection for existing homes or strata report for apartments or units. 5. During the course of the transactions, you might be asked to provide documentation such as your passport, Medicare card, driver licence if you are a first home buyer applying for the First Home Buyers Assistance Scheme. 6. Work with your solicitor, for Wong & Horta Lawyers clients we have a conveyancing portal where our clients can see where their matter is live. 7. Provide your solicitor with details of the contact person you have been dealing with, whether it be a broker or a financial institution of your choice. 8. Closer to settlement the solicitors will discuss where settlement is held and the final amount payable to settle on the property taking into account council and water rates which are all adjustable on settlement. If you are purchasing a unit, strata are also adjustable on settlement. Cheque directions are then sent to you and the financial institution who is advancing the loan for your purchase. 9. Prior to settlement, you will be able to inspect the property you are purchasing to ensure that the property is in good order and the vendor has removed all their belongings from the property. 10. On the day of settlement, the solicitors and the financial institution of your choice will come together to transfer the title of the property from the vendor to the purchaser. Once this has been completed, the purchaser will be able to collect the keys off the real estate agent.
