23.01.2022 Sensible advice from REIWA Reality is the reason the Perth property (Median) has fallen 1.4% since January is due to the change in the distribution of the stock for sale. There is a greater number of homes and Land for sale in cheaper outer suburbs than there is in the inner 10klm ring Willetton has an all time housing shortage with only 45 properties for sale on the REIWA website. Of these 10 are developers (Niche and such) another 10 are proposed or divided blocks of ...land leaving only 25 actual privately owned homes for sale. 9 are 3 bed and 14 are 4 bed or bigger. Normal stock levels for a suburb with over 6,000 letter boxes is around 110 to 120 private homes for sale. This chronic shortage of properties for sale is causing Buyer pressure, families that told me in February "prices will fall due to Carona" are facing the reality of paying much higher prices now. This has happened for a number of reasons. 1. For the past 15 years we have seen buyers coming into the area for the schools. they will not sell until their last child has finished Uni. I am an example we bought in 1986 and my youngest finished Uni last year. 2. Perth economy is fundamentally different to the economies on the east coast we are primarily resources driven. There are large number of people who were renting, taking advantage of the lowest interest rates in history to move from renting to owning their own home. 3. Many ex Willetton residents are returning from Interstate and overseas to the safety of WA and buying up stock. If my advice is worth anything I would say: 1. If you are thinking of selling get in now while stock numbers in Willetton are low and you will get a better price. 2. if you are thinking of buying every week you delay is costing you money. 3. If you are thinking of selling talk to a number of Experienced agents first. There are homes for sale in Willetton that have been on the market for almost a year (not mine) and there are similar homes in the same street selling for over $100,000 difference in price. 15.01.2022 The latest economic data from the ABS confirms two facts: It shows that before the pandemic, Western Australia was on track for a year of extremely strong econo...mic growth. And it shows that because of the steps we took - and particularly our hard border - our State avoided the worst of the economic damage from the pandemic. Weve worked extremely hard since coming to Government to get WAs economy back on track, creating jobs and opportunities across our State. And while the pandemic did have a significant impact, with a 6% decline in State Final Demand over the April-June quarter, todays numbers show that our hard work is paying off. Even after the three months with our most severe COVID-19 restrictions, Western Australia recorded an annual growth of 1.1 percent across 2019-2020. That is a remarkable result - and Western Australia was the only State to record growth over that period. Across the country, the data is emphatic: the States which put in place a hard border to stop the spread of the virus also protected their economies from worst of the pandemics economic damage. States like WA, Queensland and South Australia which made that decision to put in place a hard border to suppress the virus saw a significantly better result over those three months than States which did not, like NSW and Victoria. Every Western Australian knows how important and effective our hard border has been to protect the health and lives of people in our State. We know that its helped people safely get back to work sooner and enjoy a level of confidence which is rare anywhere else in the world. These results just prove what Western Australians have known for months now: the hard border works.

03.01.2022 #BREAKING: The State government will introduce new legislation to remove the requirement for residents to get planning approval to build a deck, patio, shed or ...pergola in their backyard. "A household who wants to put up a shed or a patio or some shade sails, to have to get planning approval from the local council is expensive and unnecessary," Premier Mark McGowan said. The Premier said the government has brought forward its planning reform package in a bid to stimulate the economy and create jobs amid the coronavirus pandemic. They will also includes measures to cut red tape for small businesses wanting to start up or adapt and would introduce a new development application process for "significant" projects for the next 18 months to provide immediate support for the States economic recovery. These reforms allow us to clear that red tape away ensure that we get major developers and minor developers and householders and small businesses the opportunity to get their projects underway far more quickly, Mr McGowan said.
