20.01.2022 The real estate industry is always manipulating the numbers. I understand they are trying to instil confidence in the market but if they are manipulating the of days on market what else are they doing? Here is a great example from an email I received today. "The latest data from the REIV revealed that the average Victorian home is spending just 41 days on market before being sold, down from 44 days in the same period last year. Homes in metropolitan Melbourne are being sold ...within 39 days on average." - Source REIV Now let's see if properties are actually selling faster in Melbourne based on REIV data released in February before the shut downs. "According to the latest days on market data supplied by the Real Estate Institute of Victoria (REIV), the average Melbourne house takes 34 days to be sold." In other words to get the result they want they have including an overall figure with county properties to hide that Melbourne properties are taking longer to sell. 16.01.2022 What else can you get for your money?

16.01.2022 I'm getting asked all the time from those in Melbourne "Is now a good time to sell?" Given we are in lockdown until mid September there is no point in advertising now (or signing with an Agent) as the risk is there may be a flood of properties come on the market once restrictions are lifted. This could give buyers a lot of choice and your property could lost. This may also drive prices down which if you are buying also may not be such a bad thing. You sell for less and buy for less so nothing really lost. In my opinion is now a good time to sell? I'd be waiting a little longer to see what happens. An Agent will also say yes sell now as that is how they are paid, but that may not be in your best interest....

10.01.2022 Recent figures show that in the last quarter there was not a significant drop in property prices. Low stock has helped vendors as whilst buyers down still enough demand. Going forward it will be interesting to see the fallout of Loan holidays ending and Jobkeeper and Jobseeker rolling back. Historically Spring is the time to sell so this combination of wanting to sell and needing to sell might be the catalyst for buyers to see prices fall, by how much? Watch this space!
