01.01.2022 SETTLEMENT ... did you know? Settlement is the last step in the legal process to transfer the legal title of real property from the vendor to the purchaser. How is the settlement date determined?... The settlement date is negotiated and agreed by the vendor and the purchaser during the offer and acceptance process. It is common that the settlement date is: the date 30, 60 or 90 days after the date of the contract; or a specific date, e.g 30 June 2020; or the date 30, 60 or 90 days after the date a special condition is satisfied. It is important to consider when negotiating the settlement date, whether you are the vendor or the purchaser, that you can achieve the settlement date agreed. What happens on the day of settlement? The settlement day is the day you dispose, or take legal possession, of the property. Settlement is be effected as follows: Your conveyancer attends settlement location, typically between 11am and 3pm, to meet all parties involved in the transaction to effect settlement.
