23.01.2022 The current structure of the Homebuilder Grant is leaving buyers who are wanting to build reaching out to family and friends to borrow funds in order to complete the loan transaction. At this stage lenders are not accepting funds upfront for the Home Builder Grant as funds to complete. So, if you are currently in the market to build your first home make sure you do your research on when and at what stage lenders are accepting these grants.... It is also wise to have someone on your side that can ask all the right questions and guide you through the process. The last thing you need is to be $25K short at the time of settlement. If you require any further information refer to the below links or contact the team at Woodrow Finance Group on 0410 119 126 https://www.theadviser.com.au//40772-borrowers-turn-to-ban https://www.sro.vic.gov.au/homebuilder-grant-guidelines

21.01.2022 The most frequently asked question when it comes to finance and purchasing a property is " How much deposit will I need?" In simple terms it is calculated on the price of the property you are purchasing, loan product available to you and the LVR (Lender to Variation Ratio) If you are purchasing land the developer will ask for anywhere between 5%-20% as a deposit to secure the land and if you are building the builders generally ask for 5% of the build cost. ... Woodrow Finance Group can assist you with calculating the deposit and provide a running "worksheet" of other costs you will need to factor in when purchasing property. 21.01.2022 The Reserve Bank has announced its cash rate decision for the month of November, moving in line with market expectations. The Reserve Bank of Australia (RBA) has cut the official cash rate from 0.25 per cent to a new record low of 0.10 per cent and moved to broad quantitative easing. The move marks the first time that the RBA has cut rates by less than 25 basis points. In a statement, RBA governor Philip Lowe also announced: a reduction in the target for the yield on the 3-ye...ar Australian Government bond to around 0.1 per cent; a reduction in the interest rate on new drawings under the Term Funding Facility to 0.1 per cent; a reduction in the interest rate on Exchange Settlement balances to zero; and the purchase of $100 billion of government bonds of maturities of around 5 to 10 years over the next six months. "Under the program to purchase longer-dated bonds, the bank will buy bonds issued by the Australian Government and by the states and territories, with an expected 80/20 split. "These bonds will be bought in the secondary market through regular auctions, with the first auction to be held this Thursday for Australian Government securities. See more

14.01.2022 A recent report conducted by CoreLogic has discovered that when buying a house under a three-year fixed rate scenario, over half or 52.2 per cent of Australian suburbs were cheaper to pay down a mortgage than pay rent on a house, which is up from 39.9 per cent last year. 04.01.2022 The aspect of a home is a big selling point when it comes to property. The ideal aspect for Australian property is North facing which means that some areas of your home will be exposed to the most natural light. If the main living areas & outdoor spaces of a home are north-facing, these spaces can maximise natural light as the sun moves from east-to-west. This access to sunlight can also dramatically affect the temperatures within your home throughout the seasons....
