24.01.2022 Self Managed Super Funds It is becoming more and more common these days for people to buy properties through their Self Managed Super Funds (SMSF). As of 1 July 2016 accountants will need to be licensed in order to be able to set up and provide advice regarding SMSF. Accountants will need to be officially licensed to provide advice to clients about self-managed super funds. ... What is SMSF? It is a trust put in place using your superannuation that provides financial remuneration to its members in retirement. The main difference between SMSFs and other super funds is that SMSF members are also the trustees of the fund. At the moment, accountants who recommend a client to set up or wind up an SMSF do so under an exemption allowed under the Corporations Regulations. It is important when setting up your SMSF and buying property that it is done correctly so as to avoid any issues later down the track. CPA Australia has prepared a Facts Sheet which outlines in detail which accountant services will or wont be required a licence. 22.01.2022 Good afternoon all, Happy Wednesday! Today I thought I would explain to buyers what are some reports that a buyer can order to protect them prior to buying a property. It is highly recommended that clients prior to entering into any contracts for sale should ensure that they obtain a Pest and Building Report for buying a house and a Strata Report if buying a unit or duplex which is part of a Strata Community.... What do these report tell us: Pest inspection - indicates if there are any infestations which will affect the property. Building inspection - indicates the structural components of the property generally. Strata inspection - indicates if any claims have been made by the owners of the lots or whether there are any special levies raised for pending works or works commenced. It is becoming more and more common for a vendor to provide these reports on auction as part of the marketing material handed over to prospective buyers with the Contract for Sale. It is important that a client understands that these reports have been prepared in the name of the owner and cannot be relied upon unless issued in the buyers name. Furthermore, I recommend that clients take out their own reports by their own independent inspectors. However, in some cases clients do decide to rely on those reports provided by the owner/agent or forego obtaining any reports. For more information, feel free to PM me.

04.01.2022 When buying a unit newly built or existing make sure you check your strata report for a copy of Fire Safety Certificate. A final fire safety certificate must be obtained prior to the issuing of an interim or final occupation certificate and updated every 12 months after the issue of the Fire Safety Certificate which must be completed and sent to Council and the fire brigade.
