12.01.2022 Perth economics round up summary: WA Unemployment A positive The unemployment rate in WA has potentially peaked.... Today’s WA unemployment numbers provide some support to that suggestion with the unemployment rate down 0.4% from 6.3% to 5.9% in January. It’s important to note that in December we dropped from 6.6% to 6.3%....so that’s a drop in the unemployment rate of 0.7% in 2 months. The best thing about the stats more woman in the WA workforce than at any other time in history. All this despite a very volatile stock market and a dreadful commodities market. We should be aware that whilst WA’s unemployment rate has fallen the national rate has actually gone up from 5.8% to 6%. Have vacancy rates also peaked? In the 3 months to January 2016 Perth metro vacancy rate remained at 6%, exactly the same as it was for the 3 months to December. Whilst we have seen a decrease in the overall median rent to $400 a week (from a peak of $475 in June 2013) it’s important to note when speaking to investors that we are still getting the same rents we were about 4 years ago in 2012. So households are better off in the long run paying less rent, especially when you consider the average household is saving about $20-30 a week when filling up the Commodore or the Falcon. So what’s holding back the Perth Property Market? The Banks (and the valuers), that’s who. This week CBA and Westpac both raised huge amounts of capital. Even if the RBA were to drop rates I doubt they would pass it on. Credit is tight and it’s the availability of credit that will give this market some momentum. That’s where we can add value by pointing the clients in the right direction for advice. On a positive note anyone who is looking to buy house and land should do so right now if they can. I have it on good authority the government is close to selling a good chunk of the Keystart portfolio. That will see the biggest bank 1st home owner lender in WA reopen for business which will see that market rally as soon as it does, and all the excess land supply will get soaked up quickly. My thoughts are Q3 of this year land prices could start to move up again. Most central CBD suburbs in Sydney and Melbourne right now require 30% equity to get a bank loan. The latest housing affordability index shows that in Sydney house prices are 12x income, in Melbourne house prices are 9.7x Income , whilst in Perth we are at 6.6x.
