25.01.2022 Hey Chris I already have some investment properties in my name in NSW which is making land tax a problem and investment returns less attractive. Now at full 1.6% rate. The current properties are in my name.... Any thoughts on the best way to handle this? (my wife doesnt have any properties in NSW in her name) Thoughts welcome Hi xxxx, Most people do hate paying land tax and often make investment decisions based on it, which isnt always the best decision. They might go to another state to avoid it and get 5% growth rather than invest somewhere else and get 7-10% growth. Its all about the net return you get rather than what something costs you. A typical $1m unit would cost $5k in land tax = 0.5% of the total value. I pay around $70k on my $15m+ portfolio. Most people hate it as they have to write cheque for it as opposed to the other bills that get paid by their property manager and so they just see the net rent. Your gross rent should be around 3-4% and then your expenses including land tax should be around 1-1.5% giving you a net rental of around 2%. I then aim for growth of around 7-10% Some clients will put properties in their partners name to get the tax free threshold. Others will put it under a company/trust structure for asset protection. From my side, growth is the most important thing to concentrate on and then interest on borrowings. The other expenses are reasonably small in the grand scheme of things.
