20.01.2022 We always have options. But also, we tend to always stress out on the right choice we have to make. Will it be easier if you have all your errands done before you watch your favourite film or do you really need that quick movie break right now? Do you want that electric kettle or are you fine with boiling water on the stove top? Is it a lot more convenient to just use blinds for your windows or do you want the vibe that your curtains add to the room? There’s a ton of decision...Continue reading

17.01.2022 What exactly can hydropavers do for me as a homeowner? For the most part, it covers all your needs. It’s the good guy. It does things you never thought you actually needed. However, we in YFH, don’t want to sell you something you don’t understand. We prefer that you have a clear picture of everything that you put into your home. Can you imagine wearing rubber boots as you frolic around the radiant morning sun because the pool of water gathered up on your patio or driveway ...has been taking too long to dry up? Really sounds like that would be a great day, but now it’s ruined. In cases like this, it’s most likely because water (from rain or other sources) has no ability to pass through the ground below. By then, it will either find its way through sewer systems, remain on flat surface or worse, form puddles on lower leveled areas - which can get annoying. Permeable pavers are prime tools to sustainability and low-impact development. They don’t actually have any porous ability that makes it absorb water. Rather, the joint between the stones allows water to flow through into the sub-base drainage layers and be stored until eventually absorbed into the soil below. Permeable pavers are essential in stormwater management by reducing runoff volume and rate, filtering out pollutants. Other than that, paver stones tolerate freeze/thaw cycles. Therefore, it is rarely subject to cracking in the winter or summer seasons. Mainly, this is because of the natural expansion spaces or joints in between deeming it flexible. You most likely don’t have to worry about any breakage that you’ll have to check and replace often. Ongoing maintenance, however, can be necessary but is very simple! Just keep debris, grass, or leaves from clogging the joints by clearing it out using a leaf blower. They help to increase the permeability percentage of the property, whilst still giving home owners the paved areas they need for car parking or outdoor living areas. It also contributes to council permeability quotas which can significantly increase the building envelope of the development. The cost of permeable pavers is a great deal compared to that of traditional materials’. In subject to the permeable system chosen, Hydropavers are cost-effective whether in short-term and long-term budget allocations. Initial installation costs are about the same as to concrete or about two to three times higher than asphalt or traditional pavers. In cases like this, what is essential really is the longevity and durability of the material. Doesn’t that sound like a great deal for your new home and budget? 16.01.2022 Multi-Unit development in Melbourne Inner-West Double Storey 2 -bedroom townhouses with metal, cedar and Hebel panels cladding, uPVC doubles glazed windows - upvc windows are low-maintenance, energy efficient, secure and effective for noise reduction. They keep the cold out in winter and heat out in summer. We've used 2 colours combination, external is black and internal is white - cedar cladding is a lightweight and environmentally sustainable product that adds warmth and na...tural aesthetics to the exterior, has been pre-stained prior to installation and used in a vertical alignment - Hebel Panels have high quality, non-combustible and termite resistant properties. They are thermally way better than brick and faster to install. Hebel aligns with the trend towards eco-friendly homes, because it uses less embodied energy, produces fewer greenhouse gases and has a lower environmental impact, making it a very sustainable building material. We have used three colours on render concrete look of evening haze colour, white and monument textured render finishes -we have chosen a Panasonic multi-unit split system for heating and cooling - Velux skylights, - a practical solution of adding natural light and creating a 'wow' factor to the pitched ceiling that otherwise would look standard (with added convenience of a remote control and a fly screen) - kitchen and vanities bench-tops are made of a 20mm ceasarstone, a trusted name in engineered quartz material. - for the colours the building designers chose the timeless white colour that look sophisticated and won’t go out of style and pair really well with the natural stone - we have also incorporated new innovations like led lighting, induction cook-top power points with USB chargers and pull out pantry into the kitchens - Timber decking for undercover backyard areas - 2000L above and underground water tanks used for storm water retention and toilet flushing #homebuilder #buildsmart #ladybuilder #home #construction #hebel #cedarcladding #reeceplumbing #customhomes #newhomes #designerhomes #duluxpaint #upvcwindows #fisher&paykel See more

14.01.2022 Pre Plaster stage is a very important stage where your project and building quality could go south quickly if the workmanship is not up to scratch and the standards. Make sure you check your wall for any leaks before you install the insulation, Did you know that - Insulation reduces average home heating and cooling costs by around 30% Insulation reduces the burden of increasing energy prices... The cost of installing insulation already pays for itself in around 3-5 years through reduced energy bills, and payback time will improve as energy costs rise The right insulation is a once-only cost that lasts for the life of the building (typically 50 70 years) and requires no further maintenance Saved energy is the most sustainable energy. Insulated buildings reduce the need for additional power generation capacity by smoothing out the peaks in energy demand Well insulated buildings have a reduced need for air-conditioning Insulation improves property values and has been shown to increase the return on rented and leased properties. Insulation is not expensive. To insulate the ceilings, walls and floors of a typical house costs less than 1% of the construction cost Social benefits: People spend a great proportion of their lives in buildings. Insulation provides more than energy efficiency. Thermal and acoustic insulation play important roles in improving the quality of life by providing environments that are more comfortable this leads to greater productivity at work. Studies show that well-insulated buildings provide a healthier environment by controlling temperature and noise levels. By reducing household and business running costs, energy-saving from insulation can provide a buffer to another cost of living increases. Insulation protects and improves the quality of life of the elderly and socially disadvantaged. I truly love what I do and I am determined to help you achieve your time, cost and quality goals and build you Your favourite home. http://yourfavouritehomes.com.au/ http://snip.ly/1slct0

14.01.2022 Right off the bat, having Skylights installed in your own home can literally bring brightness to your day. The energy and atmosphere it brings to a room is sensational. 09.01.2022 Information about managing the risk of exposure to COVID-19 at construction sites -

09.01.2022 I see the homes I build as a reflection of me - they are my babies. I consider the footprint I am leaving as a builder. My attitude is to make sure that my builds are still presented and functioning well 10, 20 years later and beyond - that they are easy to maintain, and warm, quiet and comfortable to live in. I want to build homes where people love to live.

08.01.2022 Stick-built homes are homes made in the most common way known - building the project on site. But over the years, there have been a lot of mishaps that the construction industry has overcome, tons of modern and better ideas emerging and proposed, and a great number of solutions applied to a certain set of issues. Duration and affordability of the construction process are just the top two of the most common dilemmas homeowners need urgent answers to. Yes, you’re excited to ...see your new home, but also, you want it to be cost-effective and right for your budget. One way to maximise the life of your new build is prefabrication. Prefabrication is the process of making buildings (or building components) in another location that could be a much better suited environment for construction. Once the job is done, construction companies transport the finished project to the final site where it will be set-up and handed off to site builders or someone who manages on-site work. Here’s our take for it: A typical single-storey home (300m) can be manufactured in 2-3 days, and assembly on site is typically achieved within 2-3 days, thus speed indirectly translates into less onsite costs, making it great not only for getting the home completed faster, but improving the quality and liveability of the home in the long term. We know you want it for your new home, too! Curious? Please feel free to message us or email [email protected]. Let's have a chat! #customhomes #builder #prefab
