25.01.2022 If your new home has a Bushfire Attack Level (BAL) rating of 12.5, the whirlybird installed must have a mesh cover fitted to stop potential embers entering the roof void. This cover is incorrectly installed and needs rectification before the certificate of occupancy is given.

23.01.2022 At this particular Inspection the sub floor had been re stumped and re blocked incorrectly. No permit was in place to carry out the work ( which is a must when re stumping a home). Australian Standards were not met, leading to thousands of dollars of rectifications by a registered builder. Luckily for my clients they had the inspection done and this major defect enabled them to get out of the purchase contract.... -60% of the stumps were out of vertical position by up to 60mm over 450mm high -all the blocking that was put in was loose - x3 sub floor joists were sitting on the top of a wall and the wall frame was sitting straight on dirt. -excessive moisture was through out the sub floor which can let to all sorts of secondary defects.

16.01.2022 This is a perfect example as to why everybody that builds a home should get a handover inspection report done prior to the certificate of occupancy. Looks finished from a distance doesn't it? If not for a professional inspection noticing the absence of flashing and capping, this would not have been found until it was to late. Further damage would have occurred to the internal wall lining which would have lead to the plaster needing to be replaced. As stated in the NCC all external holes and gaps must be sealed and weather tight.

Removal of Asbestos should be done by Licensed Companys whom have to notify work safe of the removal on the day. Not only does it put the people living in the home at risk but the adjoining neighbors too if not removed correctly. After the removal its important to ask the com...pany for the clearance certificate which is a visual inspection by a licensed assessor.
