Budget- Buying an established home can offer a bit more certainty around price than building. You also save on the cost of renting while your home is being built. However by building you can save on costs if you are budget focused in your decisions and don’t waver from that goal. You can also save on the cost o...f stamp duty as it is based on the value of the land at the time of sale, meaning you aren’t paying stamp duty on the home itself. A home that reflects you- Building gives you the opportunity to create a home that is unique to you; while when buying you’re limited to what’s on the market. Buying established always comes with the option of renovating to create the home you want, but of course that involves additional costs beyond the purchase price. Location, Location, Location- Buying an established home will likely come with the conveniences of additional local amenities like shops, schools and public transport that blocks in newly established suburbs may not be able to offer. However choosing to buy land and build can secure you your dream block without waiting for it to come on the market. Outer suburb locations can be slower in gaining capital growth, but are generally also more affordable areas to buy in so can be a great option for budget conscious first home buyers. There’s a lot of things to consider before buying or building your first home.
