The burden of mortgage debt is leading to mental distress and worsening mental health outcomes for older Australians, who are now often carrying unsustainable mortgage repayments into retirement, a new study has found. Mortgage debt among older Australians has outstripped growth in asset prices, incomes More retirees are likely to rely on the aged pension after using super to pay off their mortgage. Average mortgage debt among older Australians has blown out by 600 per cent since the late 1980s after accounting for inflation, the study says, and nearly half of all homeowners aged 55 to 64 are still paying off a mortgage, up from just 14 per cent 30 years ago. "These statistics are quite shocking," said Rachel Ong ViforJ, professor of economics at Curtin University and lead author of the study for the Australian Housing and Urban Research Institute (AHURI). "More and more older Australians are finding it increasingly difficult to pay off their mortgage debt before they retire.. "Our research shows that if you are carrying a mortgage debt and having difficulty repaying it in later life, then your mental health is likely to be poorer than someone who does not have this issue."

Since credit cards were introduced to Australia in 1974, there are now over 15 million credit card accounts and from 2010 credit card use has grown by more than 46% The highest percentage of credit card users are 35 to 55 year olds at more than 82%. Just below that are the 55 + year olds at 80% and 18 to 35 year olds at 65%.... In 2019 the total annual spending on credit cards was close to $334 billion. With an average balance of approx. $2,000 the interest cost is around $30 billion per year or $2,000 per card. That might not seem so bad, but think about the real cost. Have any of the items you purchased using your credit card appreciated in value more than the interest charges? Contributing that $2,000 as an extra weekly payment to an average size mortgage of $500,000, would lower a 30 year loan term by nearly 3.50 years and save approx. $38,000 in interest. Think about it; thats 3.50 years of working for the sake of having a credit card balance of $2,000. Im not suggesting that credit cards shouldn't be used, but try to pay off the monthly balance owing if you can: you'll be much better off in the long run. 13.01.2022 Dont wait until you are thirsty before digging a well. Japanese proverb Tonights ABC News reported approximately 1 million Australians are currently out of work due to COVID19. Whilst the Governments rescue package isnt expected to start issuing money until 27th April, many people are starting to face a cash shortage. Nearly 618,000 Australians have applied to get an early release of their super under the Federal Governments plan to help people who are out of work a...nd facing financial hardship. This figure is up from more than 360,000 it reported as of last Friday, and Australians are yet to be able to fill out the official form which allows them to apply from April 20. From April 20, the Morrison Government is allowing retrenched workers and those suffering financial hardship because of shutdowns, to access up to $20,000 in super and take it out tax free. The first $10,000 is available between mid-April and July 1, and the second $10,000 is available after July 1, for about 3 months. The Australian Tax Office (ATO) said as of midnight April 8, it had 617,800 registrations of interest, but could not yet estimate how many people would be eligible to draw down. 01.01.2022 I presented to the Small Business Networking Group (SBNG) at Nexus Hub Wyong on Tuesday night.
