24.01.2022 Well were all back in business after the holiday period. AGA is back with new ideas and new ways of improving property values. you dont need to buy a whole separate property to invest in your future or to create more income. In fact building a granny flat will generate as much as income and for less than half of the price of buying a separate property.



24.01.2022 Can I build a Garden Apartment (granny flat) in any Local Government area? Generally the answer is Yes for most Local Government areas. The State Environmental Planning Policy SEPP requires a lot to be minimum size of of 450 square meters to qualify for building a Granny Flat without Council approval. However if you have a rural property you may not be exempt from obtaining Council approval, you will need to check with your local council to see if there are any restrictions which may not allow a granny flat being built on your block. This can usually determined by purchasing a Section 149(2) Planning Certificate from your local council. We can assist.

A Granny Flat Interest means you can transfer your assets to another person and obtain the right to stay in your granny flat for life. This means someone else takes over your assets, for example your house, and you are able to stay in the same location for the entirety of your life with a guarantee that you cannot be forced to re-located.

This is due to the regulatory approval process the government insists builders and developers alike must adhere too (this is a serviced block eg water, sewage ect). Significant trees are trees over 6m in height and any tree trunk within 3m of the proposed location must be removed. The problem is, only your Local Council can approve most tree-removal applications. Going to Council takes longer and is more expensive then using a Private Certifier. Then there’s the cost of tree-removal. Trees beyond the side boundaries must be considered since granny flats can be built to within 0.9m of a side boundary. Trees at the rear boundary aren't generally a problem because of the minimum 3 meter rear boundary setback.
