20.01.2022 Serious Issue found on Roof Cover! Bestwest Building were recently carrying out a Construction Progress Inspection at brickwork & roof frame stage when Mark found a serious issue regarding the installation of tile battens. It may not seem like much in the photos below however where the tile battens have been fixed to the roof frame, the nails used have been overdriven and subsequently damaged the tile batten, compromising the effectiveness of the nails where many nails are ...no longer holding the tile batten to the roof frame. This is the case on approximately 40% of the roof frame! This will require all of the damaged tile battens to be replaced and fixed correctly! This is a great reminder why you must get Construction Progress Inspection's throughout your build as this is simply something that would go unnoticed if no inspections were carried out! 38 years of building experience allowed Mark to spot this as soon as he started inspecting the roof frame! 18.01.2022 Extreme Termite Damage! Talk about some extreme termite damage! We came across this extensive damage at a home that had a termite infestation with live termites in various areas throughout the house. This timber framed wall had been taken apart to make the damage visible however would be completely invisible if the plasterboard wall covering was still fitted. Bestwest Building & Pest were successful in removing the termite infestation from this home. We provided the customer... with an extensive termite barrier to ensure we had the best possibility of killing the termites, this included drilling around the internal perimeter of the room with all of the visible damage. This home did not have any prevantative termite protection before our treatment! You can see the extensive termite activity within the walls in the photos below. You can also see the massive termite trail in the roof frame. The termites had travelled higher into the roof frame and completely destroyed this section, as well as traveling across to the other side of the house and damaging more roof frame timbers there. 18.01.2022 Termite mud in plaster? Have you ever seen a termite trail coming through a plastered wall? This is a rare thing to see however it definitely can happen! Our expert Pest Inspector Joel spotted this during a recent Pre-Purchase Inspection. In the photos below you can see a small amount of termite mud coming through the plaster on this internal wall. These termites may have tracked along a small hairline crack in or behind the plaster and up into the roof frame! 14.01.2022 $10000 Benchtop replaced! During a recent Practical Completion Inspection carried out by Bestwest Building we found a surface imperfection in this stone benchtop which resulted in the entire kitchen benchtop being replaced! Although it is difficult to see, you may be able to see the surface imperfection in the photo below. We believe this is from the manufacturing process as it is not consistent with what an on-site scratch would normally look like.
