Back then, I used a "labour only" builder, managed all the separate trades, and supplied all the materials, not a great use of my time , but certainly learned a lot! These days, I'm very happy to use a "turnkey project builder" allowing me to focus on other aspects of the project, e.g delagate my A Team I'm still using the subdivide and build strategy to this day, and Im still always finding ways to tweak the process
