21.01.2022 INTEREST RATE REMAINS ON HOLD. At its meeting today, the RBA decided to maintain the current policy setting. The official cash rate remains at the record low of 0.25% pa. Life is obviously a bit different at the moment. But its certainly not the time to panic many people are rolling up their sleeves and tackling home renovation projects big and small. While some retailers are doing it tough, companies associated with building, renovations and landscaping report they are bu...sier than during most spring periods. Support your local companies Supporting local businesses can go well beyond getting take-away from your beloved cafes. Landscaping suppliers, local hardware stores, garden centres not to mention tradies such as plumbers and electricians are all looking for local support. Why not help them out and add value to your biggest asset with a home improvement project or two? Here are some home projects you may want to consider: Build a feature garden Clean and mulch your garden beds Build or repair a fence Restore the furniture you dont want to get rid of Paint a feature wall Fix your gutters Improve your bathroom Rent equipment from local shops for carpet or upholstery cleaning Revarnish your exterior wood railings Fix the cracks and holes in internal walls. I can refer you to a trusted local business if you need assistance. Whats your project? Whatever it is, make sure you buy local. It will help everyone in the long run and help add value to your home. 20.01.2022 How much do you spend each month on living expenses? Why do I need to know I hear you ask? All lenders must look at your personal situation and your living expenses are a major part of them assess whether you can afford your new loan. People often forget takeaway foods you grab on the go, the money spent on your weekly date night, the gym membership, the subscription to your favourite magazine & Netflix, Spotify etc. Before you approach the bank for your next loan, make sure you have a full breakdown of all your expenses as it will really help in assessing your borrowing potential.

06.01.2022 I often get asked why should I come to you, and not go directly to the bank? This is one of the reasons why. Do you know at the push of a button which bank will lend you $540,000 and which bank will only lend you $400,000?

03.01.2022 Are you considering taking up the Banks no repayments for 6 months due to current economic climate? Did you realise this is not an interest free period. Interest will continue to be calculated and be added to your loan monthly and at the end of 6 months you will have a more debt which you will have to make catch up repayments for or stretch out your loan term. This has not been clearly communicated yet by Anna Blight of the ABA or Banks/lenders and is in my opinion confusi...ng and potentially misleading . Check with your mortgage broker and/ or lender and obtain clarification before you take up this offer. Stay safe

01.01.2022 McGowan government are doing some interesting thinks related to home improvement at the moment. Its a story many West Aussie homeowners could relate to: Wanting to undertake a small project to improve your house, like just putting up a deck or a shade sail, but being forced into a time consuming process to get planning approval before going ahead.... Its frustrating, and for some of those minor projects it just isnt a common sense approach. Yesterday, we announced the most significant overhaul of WAs planning system - ever. Among a range of other sensible changes for businesses and communities, were slashing red tape to let homeowners get on with small projects to improve their properties. Specifically, were putting in a state-wide framework of exemptions from planning approvals for minor works including minor extensions, patios, carports, shade sails and pergolas. Where required, building approvals will still apply, but those projects will no longer need to go through the planning approvals process with local governments. Additionally, the reforms include major changes to streamline the process for the approval of new homes, as well as delivering improved and consistent process for communities to have their say on planning issues. The changes also include changes to help small businesses and to speed up the process for getting major job-creating projects off the ground. Reforms to the planning system might sound a bit dry, but these are important and common-sense changes that will have a big impact for countless Western Australians. You can find out more about our planning reforms here: https://www.dplh.wa.gov.au//plan/covid-19-planning-reforms
