21.01.2022 The rates notices have arrived for 2018-2019. We currently represent a number of owners who own strata managed units or houses who are already struggling to keep up payments on mortgages and high strata fees. Certain strata complexes have been targeted by the council for Premium Bin Collection charges, these were first introduced at the end of the last financial year at $501 per service and again this year at an increased cost of $700 per annum. These include the Lawson Apar...tments in Welsh Street and 6 Woodman Road Apartments. For some owners this represents almost a 1/3 of their overall rates bill. In comparison, the standard bin collection service is currently $292.50 per annum. The justification of this extra $407.50 fee is: "The classic collection service is a standard kerbside collection service once per week and is offered to all residents and businesses however this is not available to your assessment as the unit complex has insufficient verge space for a classic collection to occur" The image are the charges for a 2 bedroom unit at 6 Woodman Road. These complexes on Woodman Road have many meters of verge space. We would assume that the collection of a number of bins in such close proximity would be more cost effective so shouldnt these types of properties be paying less and not more than double the amount? Has anyone else received a surprise rates bill this year?
