24.01.2022 It's amazing how quickly a year passes. Our focus since being back in the office this year have been all of the following issues. Insurance claims from from the 2 storms we had here on the Coast. Legal issues regarding encroaching over common land, developments next to some of our unit blocks, dilapidation reports etc, which have stimulated unit sales. QCat disputes and adjudication applications, Airbnb operating in unit blocks. The list goes on and on, what a start to a year! One thing is abundantly clear to us here, that when leasing/renting your investment places, stringent research should be undertaken before accepting applications.

22.01.2022 If you need to change or amend a by-law and cannot wait for an annual meeting, you can arrange an extraordinary general meeting in accordance with the BCCM Act, by obtaining the written request of 25% of the lot owners (including you as lot owner) to formally require the body corpoate to call a general meeting to consider whatever it is that you propose. The meeting must be called within 2 weeks of receipt of the documentation and held within 6 weeks.

22.01.2022 The anniversary of our first year here in Bundall, next to the park in Karp Court, has just passed. Our transition to RP Strata software is imminent and we are very excited by this technical upgrade. The, "you design it and we will create it", rubber stamp branch of the business is filtering out into the community and we are amazed at the variety of designs.

20.01.2022 Only 6 weeks to go and we close for the Festive Season, how fast has this year gone past? Data entry into the new RPStrata programme is so time consuming, and hard to squeeze into an already really busy work week, but we are getting there!

20.01.2022 An amazing first quarter of the year, which has been exciting and fulfilling. With the weather being so unpredictable, wild winds, hail and deluges, roofs and gutters have taken a beating, blocked downpipes and water damage to many ceilings. It is amazing the lengths bodies corporate have to go to, to have bins put in and out & cleaned, installation of so many signs regarding parking, and so far this year, engaging tow away services for tenants refusing to comply with bylaws, or respect for other residents. Certainly never a dull moment in the world of body corporate administration.

18.01.2022 Well the Festive Season is upon us and our office is closing from 24th December 2015 until 18th January 2016 for a well earned break. Wishing everyone a great time with family and friends and even better holiday break away from the usual, if that's possible. 2016 is going to be a year of change, which is exciting for us all here at ProCorp.

16.01.2022 Terrible news, our Server has been attacked by a 'trojan'. We are now functioning with only internet and phones, no access to any files, cashbooks or documents. Very frustrating for us all.

08.01.2022 The Gold Coast is forever evolving and particularly redevelopment of amalgamated properties. This impacts those properties not included with two years of construction of high rise buildings. We have two such situations happening currently. Dilapidation reports, Engineers, Lawyers and Visual Inspection reports are all required to ensure protection of assets and compensation for any damage and/or loss of income. You never stop learning in body corporate administration!

Council approved and definitely the way to go this year. We are very excited about Fair Water Meters for either individual use or full bodies corporate installations.

02.01.2022 We are all surprised here at ProCorp with only 2 reports of water ingress after all this rain, certainly pays to make sure the gutters are cleaned regularly and trees trimmed back away from buildings and eaves.

01.01.2022 What a term "concrete cancer' .... like the human kind it can kill the building if not stopped. Some buildings are more prone than others. Older buildings on the Coast had less concrete surrounding the steel. It is always important to investigate and find the cause.... cracks letting moisture in. It can be from planter boxes (leaking or being over-watered) especially on walk ways; roof or balcony membranes that have broken down and are no longer waterproof, air conditioners leaking especially when they are not plumbed correctly. Fixing can be very expensive, so acting quickly is imperative.
