17.01.2022 Comprehensive Credit Reporting changes you need to know The term bad credit rating strikes fear into the heart of any borrower. A poor credit history can lead to you paying higher rates for a loan, or may even mean you are unable to get a loan at all until your history expires (which may take up to seven years).Until now, however, the only information lenders could access from Australias three Credit Reporting Bureaus (CRBs) were applications for credit, defaults and b...ankruptcies.However, changes to Comprehensive Credit Reporting mean that Australias Big Four banks are now mandated to share all their customers credit and debt details with the CRBs.NAB, Westpac, Commonwealth Bank and ANZ have already started sharing their customer credit information, and will complete this sharing of data by September this year.This means if you bank with one of the Big Four, other lenders will be able to see all your:loan balances (car finance, store loans, mortgages and personal loans)credit card limits missed repayments (last two years)late repayments (last two years)credit limit breaches (last two years)directorships applications for credit, credit defaults bankruptcies. Dont think you are home free if you bank with a second-tier lender. Many non-Big Four banks are also voluntarily sharing various types of data with CRBs, including Citibank, HSBC and Bankwest. .As a result, your credit history has never been more important, as access to loans in the future will be impacted by all the above information.Many Australians actually have credit facilities they didnt know they had, or had forgotten about. 09.01.2022 MYTH vs. FACT - Myth: If you can get a deferral on your loan repayments you should take it because it means you may not have to pay interest for up to six months. Fact: It is recommended you keep making your usual loan repayments if possible, since deferring your repayments increases the overall cost of your loan. This is because the interest you incur during the deferral period will be capitalised (i.e. added on to your mortgage), so you will need to either increase your interest repayments after the deferral period or extend your loan term; both of these will increase total interest. Additionally, any available redraw on your loan may be used first by your lender to make your repayments during the support period. Therefore, if you need access to this money during the support period, consider transferring it to another account now.

On 14 April, the WA government announced it would be introducing urgent legislation to implement a range of measures tenants and landlords of both commercial and residential tenancies, affected by the pandemic. The Residential Tenancies (COVID-19 Response) Bill 2020 will implement:... - A ban on rent increases during the emergency period - Any fixed term tenancy agreement due to expire during the period will continue as a periodic agreement - Relieving the obligation to conduct ordinary repairs if the reason they cannot do so is COVID-19 related financial hardship or a lawful restriction on movement - Allowing a tenant to end a fixed term tenancy prior to its end date without incurring break lease fees (tenants will still be liable for damage and rent arrears) The Commercial Tenancies (COVID-19 Response) Bill 2020 will introduce a moratorium on evictions for small commercial tenancies and a range of measures to support for tenants, including the introduction of a code of conduct for landlords and tenants.
