25.01.2022 The greatest sales person, is the person that cares the most. Mum, Dad, the local Dr, Phycologist - They influence you the most. They have made more sales ( something you bought) than the best conventional sales person has made. People generally don’t like the conventional sales person because it’s normally the person that wants the most for themselves that decides sales is a good option for them. The question is, what does Mum and Dad etc do better to influence? They care, the intent is the best possible outcome for the other person. OO

A lolly was enough here to stop Lana crying but this method creates an unsustainable expectation. If a child burns fingers on a stove they avoid the stove. For someone to stop a behaviour they need to find something in that behaviour that creates enough pain or a replacement that creates more pleasure. Thats how Ive learnt change happens. OO

18.01.2022 Quick tip: When getting the best result for the sale of your home there are 3 key elements to any market that must be considered before you set the process. Supply - Are there similar homes to yours on the market. How many? If not why? What type of property do you have? Demand - Is there a strong demand for a property like yours. If not, what process must be used to ensure there is higher demand created?... Urgency - If the above two boxes are ticked - this creates leverage and ultimately urgency. Your agent, should look to structure a process by analysing the 3 points above. If the three points are incorporated into a sound process then the highest possible price is achieved. Not Analysing these points, can lead to extended time on market and a mediocre result. OO

Sometimes, while rare, an extended time on market can help achieve this. Either way, a strategy based on price and terms is different to a strategy based on speed to churn and burn it requires care and patience. There are conflicting statements regarding timing ie. spring is the best time, winter is the best time or just before Christmas etc. But each claim normally happens to be at that time of the year. What is a more accurate way to determine the best time ? ... 1: Assess your individual circumstance, you could be selling and buying in the same market so knowing the next step contributes to the final outcome. Money could be lost or gained in the change over. 2 Has there been a recent premium sale in your street? Or surrounding streets? 3: Is there strong buyer activity in your pocket of the suburb at that given time? 4: Are there very few properties on the market at that given time? 5 Are there minimal properties with your specific unique feature available ie. level access, water views, jetty access, renovation, basement garaging, entertainment deck etc? Analyse each situation on its own merit as opposed to a blanket response regarding timing. Understanding this is critical to attaining the best possible price. OO

09.01.2022 End of year market update. (Merry Christmas, happy festive season) The market was in its natural growth cycle up to the peak of 2017. We then saw the start of a steady decline of the market due to lending restrictions, this lasted about 2 years 2018 mid to late 2019. Historically the property market has a dip every 7 years or so followed by natural growth after a 2 year decline. We started to see the growth phase begin at the end of 2019 and early into 2020. Once covid hit, ...it created an artificial halt in the market. Uncertainty created in action which created a small bubble to exit the market and re enter particularly for up sizers. Pre covid We saw buyers who had large savings in readiness to buy instead decide to delay their purchase. Some had exited the market completely because of employment uncertainty. Towards the second to end part of 2020, the pent up interest of the back of low interest rates Re emerged, the interest levels, while less then pre covid, equally balanced by the stock level decline and low supply for some properties and this created a surge in pricing. But not across the whole market. There will be more stock to come to market early next year, where we may see a plateau for some properties because of more uncertainty and increase in stock levels. But overall we expect to see the continued natural growth cycle resume until 2022/2023. OO See more

04.01.2022 To sell a property is simple. To maximise buyer engagement and the best result requires a structure. 1: Is there a fair process that allows buyers to pay their best price? 2: Does the process give the buyer every bit of information possible to be comfortable to put that price down? ( The sales technique of withholding information and see if they ask for it, is flawed on many levels) 3: Is there a process to pivot in a direction based on buyer behaviour that does not in...hibit the final outcome? ( Eg Drop price if no one turns up is a poor plan) 4 Does the agent have belief in the product and on the same page as the vendor with the same energy. 5: Is the marketing about the property? Values of the product? Or the agent? 6: Is there a negotiation structure and how are enquires related to interest handled. 7: Do buyers trust the process? Eg (Putting a low guide below logical assessment for the sake of attracting an audience is not only wrong - but may annoy some rather then inspire them to pay their maximum.) These are just a few things that should be considered. An agent can offer to sell a property for free or even pay you for the privilege and it may still be an extremely costly excercise. OO
