25.01.2022 During the month of October, Australian house prices made their largest monthly gain in over four years. - Nationally, Australian house prices saw a 3.6% increase over the past quarter, with Melbourne leading the charge gaining 5.5%. Sydney running a close second with a 5% quarterly change. - According to Core Logic however, Australian Capital's have seen a drop in new properties for sale by almost 18% - So are the gains a mismatch between supply and demand, or is the market really running hot again??? Time will tell..

18.01.2022 How does COVID-19 compare to other downturns? Check out realestate.com.au latest video which gives a great little snapshot! Our thoughts, well property is a long term investment, so if you're buying or have bought for the right reasons then short term market volatility shouldn't worry you too much!

17.01.2022 HOUSE PRICES TO DROP 20%, 30% or 40% BUYERS, SELLERS AND PROPERTY OWNERS TAKE NOTE CoreLogic's recent property data shows that there's been a 30% drop in new listings across Australia over the last 12 months! Keep in mind, at this time last year we were already at a low point in new listings, we were in a downward property cycle and only weeks out from the Federal Election...... So, this 30% drop is compared with an already low benchmark highlighting that COVID-19 has really caused sellers to hold off during this uncertainty If record low levels of sales are happening across Australia then we find it hard to agree that property values will drop 20, 30 or 40% going forward Property is a human necessity, demand still greatly outstrips supply of new homes and people who don't need to sell are not going to sell at huge loss just for fun We all agree that there's some challenging times ahead, but property is still a sound option over the medium to long term if you make quality, informed decisions See more

13.01.2022 VICTORIAN RENTAL REDUCTIONS AT 2% According to Domain and Consumer Affairs Victoria, only 14,150 rent variations have been registered out of approximately 700,000 leases! This shows that there are far fewer tenants requesting assistance than first thought Surprisingly this only accounts for around 2% of tenancy agreements, showing that perhaps the impact of COVID on rental affordability hasn't been as bad as anticipated, or we may not have seen the longer term im...pact just yet While these numbers don't account for tenant agreements direct with landlords, they do cover a very broad cross section of the Victorian rental market If the numbers are accurate, then this is great news for landlords and also the short to medium term house price implications You can read the full article below #propertyinvestment #propertyadvice #australianproperty #covid19 #rentalmarket #tenants #domain See more

13.01.2022 Our Director, Brad Morris, has weighed in with the most common question posed to him over the past month.. "Brad, what's actually happening in the market at the moment!?" So here's 4 key points that may provide clarity over your next property decision... 1. New listings are way DOWN We've seen a continued and sustained fall, with a 20% week on week drop in new listings Australia wide over April. At the end of March new listings were lower than any March period over the past 5 years! 2. Auction clearance rates are also way DOWN At the end of March, auction clearance rates were at their lowest point in 5 years, even sitting below the low point of the 2017 market slowdown. The final week of March saw the clearance rate sitting at just 37%. 3. Sales prior to auction are ramping UP The % of sales sold prior to auction was at 66.7% at the end of March, the 5 year average is in the low 20's! 4. Off market opportunities are abundant Off market options have risen significantly over the past 3 weeks! So what does this mean Supply is falling, so is demand! Vendors are struggling to sell at auction! Sales by private negotiation are , which puts some power back in the buyers corner This is a window of opportunity and a buyers market! Once supply levels drop too far, options will disappear and competition will heat up again! See more

The cash rate cut is aimed at supporting the Australian Economy, businesses, employment and the housing market as we commence the recovery following the COVID-19 pandemic According to the Real Estate Institute of Australia’s President, Adrian Kelly, if the banks pass on the full rate cut to mortgage holders, housing affordability will improve again by a further 1.7%.
