16.01.2022 It is good to see that despite the stock markets all taking huge hits, Property in all capital cities except Darwin, are trending up. No different to the GFC in 2008, property remains a solid investment in 2020. I really feel for those retirees, super funds which have focused on the stock market.

15.01.2022 For my Queensland clients and landlords, there are many changes proposed to current legislation which will affect you. Just a note on that consultation process. The Open Doors to Renting Reform consultation saw 130,000 contributions from tenants, property owners, property managers, and other key stakeholders. BUT! Only a small minority came from property owners & property managers and the overwhelming voice was that of tenants. I’m just saying, if you want to be heard you n...eed to speak up. You can still make your voice heard. Provide your feedback on the reforms on the Government's Housing Reform site https://www.yoursayhpw.engagementhq.com/give-feedback-renti or contact the REIQ https://www.reiq.com/REIQ/About_Us/Contact_Us who welcome your story or opinion. The areas being focused on and some proposals on the table are: Minimum Housing Standards a seemingly unfettered power to install minimum housing requirements for rentals Renting with pets removal of rights to refuse pets Minor modifications removal of right of landlord to approve or refuse modifications to the property Domestic and family violence proposed shorter notice period where DV is evidenced Ending a tenancy fairly proposed removal of ‘without grounds’ termination Rent Increases proposed maximum increase of 1 per annum no greater than CPI We welcome the public debate and a number of the reforms we believe will benefit the industry in the long run. There are, however, a few proposals that cause us significant concern if the right balance is not achieved and, we believe, will lead to an overall negative impact on the 34% of Queenslanders who rent and the vast majority of rental property owners who are ‘mum and dad’ investors. 04.01.2022 What is the First Home Loan Deposit Scheme??? The federal government’s First Home Loan Deposit Scheme will guarantee mortgages for first home buyers who have only saved a 5% deposit, effectively helping them buy sooner without having to pay lenders mortgage insurance (LMI). Here’s how it works:... If you have saved 5% of the purchase price of your property the government will guarantee the remaining 15% of the deposit. You still need to borrow 95%, but you can avoid LMI. Eligible first home buyers can't be earning more than $125,000 a year ($200,000 combined for couples). Your mortgage needs to be an owner-occupied loan with principal and interest repayments. Access to the scheme is limited to the first 10,000 borrowers nationally (that’s only 9% of the current FHB market). The scheme is anticipated to start on 1st January 2020. NO formal details yet.. If your interested in the scheme, and want to be ready to go, contact me now. Thx @cmrstevens for details
