25.01.2022 It’s a good day when you can be an engineer and a ninja all at the same time. What’s going behind the masks ? Ali is working on some shallow footing and foundation designs, and storm water designs.... Georgia is undertaking a desktop accessibility review for a new childcare centre and a new building for The Disability Trust. Brendon is in the field doing a measure-up for a major structural remediation project for a heritage church. And I’m working as an expert witness engineer on a building defects matter on behalf of a strata building. 22.01.2022 Dilapidation Reports A Dilapidation Report is a professional snapshot of the condition of a property at a given point in time. It records any existing damage, and the state of elements of a property that are likely to be affected by construction work such as excavation, tunnelling or demolition and new residential development. Who pays for a Dilapidation Report?... In some cases, the Builder or Developer of the new works pays for the Dilapidation Report as a requirement of council conditions. However more & more property owners are seeing the benefits of an independent Dilapidation Report to reduce their risk of a conflict of interest and ensure they are on the front foot. How much is a Dilapidation Report? The cost varies depending on the size of the subject property. A Dilapidation Report, particularly if it is obtained before neighbouring works commence, is one of the cheapest and most effective forms of protection that can be obtained for a physical asset. It also means that you will have the services of an Expert Witness Engineer on your side if there is any damage and things need to be legally escalated. 17.01.2022 Aegis is delighted to have been engaged to assist the owner's corporation with the remedial design specifications and project supervision for this well-known property located in Thirroul. The first phase of the project focuses on the external facade with the major components of works relating to repairs to the existing awning structure.

15.01.2022 Of the strata schemes constructed in the last 10 years, 85% are reported to suffer from at least one form of building defect. Many are major defects. Owners Corporations are often the losers when it comes to building defects in their strata scheme, incurring large costs in order to carry out rectification works. Defects inspections by an independent inspector for new strata buildings are now mandatory.... The building inspector must not be connected to the developer, must act impartially and cannot represent the interests of the developer. Generally an 'Interim Report' should be undertaken between 15-18 months after the building work is complete. The developer and its builder will then have an opportunity to rectify any defects before the inspector prepares a 'Final Report'. Our Independent Chartered Professional Engineers are qualified with Engineers Australia to undertake Defects Inspections. We can also assist with escalation of defects resolution and rectification processes. We have a proven record of identifying defects where cost savings far outweigh the cost of the inspection; rectification works costs would otherwise be borne by the owners. 06.01.2022 Interesting afternoon at the Property Council of Australia listening to the NSW Building Commissioner Mr David Chandler talk about building defects and industry reforms, both current and in the pipeline. It was also great to be able to have a one-on-one discussion with the commissioner. I am also very shocked at the lack of investment in defects inspections by Owners Corporations , even though major defects were observed in 36% of a sample of 500 new builds.... 04.01.2022 One of the most underestimated civil structures... Retaining walls are one of the most underestimated civil structures we see in residential and commercial developments, and commonly show signs of early distress. Collapse can be sudden and catastrophic due to soil mechanics and hydro static pressure. Generally, all retaining walls greater than 600mm in height within 1m of a boundary and greater than 1m in height elsewhere must be designed by a qualified engineer. ... Walls that are located on boundaries are considered more critical than walls inside the plot. Further legislation around dividing fences, development approvals and underground utilities means there are a lot of boxes to check before replacing a wall. Economical design and correct material selection are also key factors. Professional engineering advice should be sought on a case by case basis prior to proceeding with any work. 03.01.2022 Besides now being a legislative requirement, the number of strata schemes we see that are NOT making initial defects inspections on new buildings their highest priority is just plain crazy. Just one significant defect can cost hundreds of thousands of dollars. A defects report is one of the best value for money ways to ensure the costs of defects are not borne by the owners corporation.
