Tighter lending conditions and APRA have had an effect on housing finance in the largest states and access to finance for investors and overall our assessment of the money supply on a national level is slightly negative. We assess retail spending, unemployment and underemployment and national job vacancies as a meas...ure of confidence and overall these are slightly positive. On a national level property is still somewhat affordable and it is positive to see the number of First Home Buyers increasing. 08.01.2022 The long-awaited Perth and [email protected] million planning frameworks released in March set out the big-picture vision that will ultimately guide the detail of local council-level planning strategies and laws. They say where Perth should place the 800,000 new homes needed over three decades to house an almost doubled population, as well as the utilities and transport to support them. Everywhere in Perth is changing. Inner suburbs will become much denser, with infill development representing 53 per cent of the 800,000 new homes. Meanwhile greenfield sprawl (47 per cent of new homes) will extend the city's fringes. Home numbers in Perth, Victoria Park and Subiaco councils are planned to more than double by 2050.

01.01.2022 As a property investor, your loan structure is crucial. If you are dealing directly with one bank, chances are they have you in a 'tight hug' called cross-collateralisation. Cross-collateralisation is where one or more of your loans is secured by multiple properties.... Your bank probably offered you an 'excellent' deal in exchange for complete control of your property portfolio. Cross-collateralisation is problematic, as: * All of the security properties will need to be revalued whenever one of the properties is sold... this can affect how much money is released to you from the sale, particularly if the other property have dropped in value on paper. * If you are looking at accessing the equity of your well-performing investment property, but it has been used as security in conjunction with a property that has dropped in value, this may not be possible as your overall loan to value ratio (LVR) may not support increased lending. * Fees and costs associated with reworking loans or moving lenders may be higher. *The bank is in total control of your situation and will dictate what loan amounts and products they are willing to offer you, which may or may not be in line with your investment strategy. As property investors in our own right, we are passionate about creating effective investment loan structures which will help you reach your goals sooner and more smoothly.
