20.01.2022 One of the most common questions we receive in regards to building a shed is, "Do we need a building permit?" Whilst this should not be considered as advice and your local Council will provide you with a definitive answer, basically, a shed smaller than 10m2, lower than 3m (2.4m if within 1m of a fence) and not built further forward of the house on the same allotment will not require a Building Permit. Exceptions to this are if you are building over an easement or if specia...l conditions appear on your Title like a Heritage Overlay or Developers Covenants preventing particular types of construction materials, We recently had a customer who wanted to build a shed and carport in the Seaside town of St Leonards and even though the structures complied with all the Building Regulations, the Developer had a restriction on the Title preventing the use of steel cladding for shed and the use of metal roofing for the Carport. Some times these restrictions are time limited but unfortunately this one was permanent.
