16.01.2022 Wealthy investors lured with new visas... Good or bad news for Australia's commercial property ! Business-savvy migrants with at least $5 million to invest in Australia can apply for new investor visas from November. The investment visas were announced in May and Immigration Minister Chris Bowen released what the conditions were on Wednesday.... People can submit expressions of interest through SkillSelect from November 24. The $5 million minimum is considered to be sufficient for a meaningful investment contribution, justifying eligibility for visa concessions such as not having to meet the points test, no upper age limit and access to reduced residence requirements, Mr Bowen said in a statement. They will have to invest in state and territory government bonds, Australian Security Investment Commission-regulated managed funds that invest in Australian assets, or in unlisted private Australian companies. Where visa holders choose to invest directly into Australian companies, these companies will need to meet certain qualifying business standards, he said. Visa holders will be able to extend initial four year visas by additional two year periods. They will be able to satisfy the residence requirement of 160 days in Australia at any time throughout their four year visa. Source - Australian Associated Press

05.01.2022 PERTH CBD OFFICE MARKET REPORT Modest rise in Perth office vacancy Decreased demand for office accommodation by business tenants and further boosts in new office supplies in the last six months resulted in a modest increase in the vacancy rate for Perth CBD offices, a key indicator of the state of the commercial office market in WA. ... The report also shows that new office supplies in Perth will fall away rapidly in 2013 after record new supplies in 2012. The Property Council of Australias latest Office Market Report found the office vacancy rate for the Perth CBD is now 5.7 percent (up from 4.2 percent in July 2012). The Perth office market was affected by cost-cutting in resources companies, particularly the iron ore sector, last year. This resulted in less demand for office space by firms providing professional services to the sector, said Property Council Executive Director, Joe Lenzo. Demand for office accommodation in Perth in the last six months was the weakest since 2009, however this was not surprising following record demand for office space since then. All grades of office space experienced weaker demand and Premium office grade showed the largest increase in vacancies, resulting mostly from a rise in sub-lease space availability. A further 21,981sqm of new office space was added to the Perth CBD in the second half of 2012, which brings to 180,000sqm the total amount of new CBD office space in the last 12 months. However the new office pipeline is tightening. In 2013 only 12,249sqm of new office space will come online in the Perth CBD. From 2014 onwards the new office pipeline gradually increase again, said Mr Lenzo. In West Perth the office vacancy rate is 4.5 percent (up from 3.3 percent in July 2012). The rise in West Perth office vacancy is also attributable to weaker demand and the addition of 12,321sqm of new office space. A further 15,237 sqm of new office supply is due to come online in West Perth in 2013, but no further space is in the long-term supply pipeline, Mr Lenzo says.
