25.01.2022 I know its April but I can still put up a March update: - Submitted the latest affordable housing project to council for a 680sq m site. Dwellings that we will allowed is still not determined - Had my first VCAT hearing for a planning application (it went well) - Bellfield Site has overtaken Safety Beach Considerably (plaster going in today) - 8/9 rooms filled in a room by room rental. Normal Rental maybe $500 per week, current rent amount $1,530 per week with 1 room to go!



25.01.2022 February update: Not as much happening this month vs the start of the year but managed to turn 630sq m into a planning permit for 4 townhouses; 3x3 bedders and 1x2 bed which was exciting. My favourite part of this permit was that I managed to successfully negotiate a 2m reduced setback and the council to actually pick up the bins (they originally said they werent going to do bin collection on rubbish day)

25.01.2022 6 bedroom, 6 bathroom house for the disabled on a sloping block of land.

24.01.2022 Triangle block 680sq m with steep slope. Solution: build one house first on one side with a building permit and then sub-divide the other half. Garden space not required due to new block sizes :)

23.01.2022 Very proud to announce completion of our first Fully Accessible house fully compliant under SDA legislation from the first inspection the assessor said sign off on the first inspection is very rare and it’s one of the best ones that he has seen 3 bedroom plus overnight carer, 3 bathrooms, 2 living rooms and an outdoor porch/balcony area. Residents are already lined up now we have to wait for the government to set up the infrastructure in the area for them.



23.01.2022 Always good to see some progress! Roofs on and all the bricks are done. The scaffolding is going up for the upper level cladding This site is a corner property which has a 4 bedroom property facing one street and 2 x 3 bedders facing the side street. All houses are over looking the park

23.01.2022 The Jars System Financial Freedom Account - 10% Long Term Savings For Spending - 10% Education Account - 10% Charity - 5%... Fun - 10% Necessity - 55% These are the figures how the system was designed. I think the education jar is a bit much so lets say you allocate 5% you can then allocate the 5% to another jar of your choice.

20.01.2022 Pretty happy with this result considering the condition of the original house (a lot worse than the photos show). Renovate the house whilst we wait for planning permit and then its turn to be built. Ready just in time for summer peak season and had first guest last night. Will rent out room by room after the summer.

17.01.2022 June was a busy month, so much so its the 3rd of July! - Received endrosed plans for the 4 x 2 bedroom platinum disabled houses - My latest affordable housing project for 3 townhouses on 680sq m went and finished advertising - The first platinum 3 bedroom plus overnight carer platinum disabled house is now under construction - Had to get my hands on deck to help with my Bellfield project being completed... - Picked up 4 new properties under management - Got new tenants for a property at an 11% higher price than the previous tenants See more

17.01.2022 The easter holiday period always provides for an interesting month for business. I feel April was still very productive. - Won the VCAT hearing so turned a 1 into 2. 2 x 5 bedroom houses or 3 bedrooms into 10. - Received another permit for 1 into 3. These are premium houses 100m from both beach and shopping centre. 2 x 4 beds and 1 x 3 bed (but bigger than the first 2). 3 bedrooms currently into 11. ... - Resubmitted affordable housing project with council to turn 687sq m into 3 single storey 2 bedroom properties. 2 of them will be platinum disabled rating. - Completed a quick reno of 1k to change rental from $350 per week to $520 per week (this also helps improve bank serviceability) - 6 new properties under management

17.01.2022 766sq m. Permits endorsed for 2 x 5 bedroom properties that were intended to be rented out room by room for cash flow purposes.

17.01.2022 Can't believe it's already the 21st of January so wanted to share some progress. The start of last year I did a video at Safety Beach as it was a construction site. It took 6 months longer than it was meant to for completion but all 5 houses were fully occupied only 2 weeks after Certificate of Occupancy which I'm very happy about. #gooddesigns I also have 2 of them on holiday rentals and I think the progress is also very good so far. Fortunately the houses were ready for pe...ak season. I've attached a progress shot Dec/January is renowned for the building industry shutting down but still had a bit of progress with our first Fully Accessible Platinum rated house, which after the last construction timeline, who knows when that will be done. #makingprogress

16.01.2022 August saw my Bellfield development being signed off by council upon completion which is exciting. All 3 are now all occupied I thought it would be good to outline some challenges with developments as its not all easy: Waiting for external stakeholders mainly council is the most difficult challenge I face. Even with every little thing you do, you are reliant on them signing off, coming out for inspections or even just looking at your file. You are solely reliant on other... groups once you have done your work. How I deal with it: There are so many different groups involved in every step, you need to be ahead of every stage to try and minimise time wasted by waiting. So if you know a stage will take some time get it in before hand to try and reduce time. Try to plan everything in advance so you have the next stage lined up ready to go. But essentially youre always waiting for someone. See more

16.01.2022 With January already essentially come and gone, I thought it would be nice to share some progress from the first month of the new year. - Planning permit received for 6 townhouses on a double site before settlement occurs - A 4x2bedroom site has gone and come off advertising (advertising is always a good thing for a development as that means council like it) for a site that doesnt settle until August ... Ive added a few photos to get a feel for what Ive done and how its happened on the site February should hopefully provide a few more approvals I can share with you :)

10.01.2022 Very excited as construction has finally commenced on the first Platinum Disabled House I have designed. This one will be a 4 Bedroom Platinum Disabled House single level on 424sqm. We required a planning permit due to the block being under 500sqm. In inner city suburbs this size required for a planning permit can be reduced to 300sqm or less.

It took 6 months longer than it was meant to for completion but all 5 houses were fully occupied only 2 weeks after Certificate of Occupancy which Im very happy about. #gooddesigns I also have 2 of them on holiday rentals and I think the progress is also very good so far. 04.01.2022 How good are the interest rates! I remember when I bought my first property I got a 3 year fixed term interest rate at 6.19% and I couldnt have been happier. Now if you pay 6% youre over paying. - September i managed to get council approval for the latest affordable housing project. 680sq m with 3 x 2 bedroom houses on it (single storey) on the triangle block. Pretty happy with that result - I also had to go back to council for an amendment to some plans for my 4 x 2 bedr...oom site due to a SEW man hole that was previously not picked up. Fortunately there were no objections so endorsed plans were issued straight away again - The weather has played a major role in my Safety Beach Project being delayed 5 months. Finally the driveway has been poured. (as the driveway is 80m and terrain is clay and not sand no tradies were able to get in due to the mud piles. at one stage when doing the storm water the mud pile was over 2m high) See more

03.01.2022 The last month (and a couple of days) have been interesting. The election came and went and it was a great result for property and todays RBA announcement is also great news. The auction clearance results in Victoria have been on the up already and lending is already loosening so Im looking forward to the market moving again. What continues to be re-affirmed for me is that property is a long term play, not an overnight thing and the quicker you start getting involved the better.
