There were a number of potentially frustrating factors in the sale including overseas buyers requiring FIRB, residing tenant notifications, minor repairs and maintenance and the vendors (us) residing interstate and then travelling overseas in the mid...dle of the settlement process David just got on with what was needed to expedite the sale including the coordination of required repairs and maintenance, removal of existing furniture and a number of other settlement matters that went beyond the role of the typical sales agent. David maintained frequent and clear communication throughout the process and requesting authorisation before proceeding with any of the beyond the call of duty actions. 09.01.2022 I agree with most of these, if you have room for a walk-in robe and ensuite, go for both if only one the ensuite. The major thing when selling is going for the wider market. If you are thinking of selling contact me and I advise you how prepare your home to get top dollar.

03.01.2022 New SA Residential real estate initiatives will help support house prices in SA, reducing the uncertainty on Landlords, Tenants, Banks and Buyers. On 9th April 2020 the SA Parliament endorsed temporary (during the covid-19 emergency only) Residential real estate initiatives; A moratorium on evictions for non-payment of rent due to severe rental distress as a result of covid-19. (This is not a licence for tenants to request a rent reduction, but may be applicable in some... circumstances. If tenants can afford to pay these initiatives do not give them an excuse. If necessary if a tenant with an income decides not to pay rent, as a last resort the Landlords can still look at eviction.) Rents cannot be increased during this period. (Much better than mandated reductions) Inspections can be done by phone, online with video or even using time stamped photos. (Property Managers can keep looking after the property without breaking covid-19 health regulations) Protection for the tenant if they breach the rental agreement due to covid-19 regulations. (Breach are permitted only if due to covid-19 regulations). Agents we can still show properties for rent and sale as long as they act within the covid-19 regulations. (Extra time and extra steps to protect all, but still doable). There is more flexibility with repairs (due to availability of trades, trades covid-19 standards) but unless urgent (e.g. broken water pipe) access still needs to be arranged with the tenant. SACAT will still consider undue hardship to the landlord or tenant and if an agreement between the parties cannot be reached. These conferences may be video. On a positive side with firm guidelines, we can try and get on with our lives
