15.01.2022 Natalie Cowling, owner and creator of Super Sea Minerals, wanted options in her life. When council changed the zoning in her area, it allowed her to do that by designing a creative and artistic secondary dwelling in her backyard. She wanted the space to be just enough and something she could put her personality on from the beginning. She achieved that and more and all for under $100K. She chose the Bellingen Building Company because she found that the owner, Simon Fairbank...s, really listened carefully to what she was after. This was important to her because she had a really clear idea of what she wanted. After studying the lie of the land, Natalie pegged out the proposed house site and had it drawn up by local draftsman, Emil Sikora. The result is a one-bedroom house, nestled in the trees, with the added option of an attic space, which can be used as a guest space and for her to pursue her creative outlets. Natalie has used clever touches to express her personality throughout her home. All the windows and doors are recycled being collected before she built and then the house designed around them. There are feature stained glass windows built into the walls. Her bathroom has a tango floor, black and white checkered tiles along with a bath with a view out to the bushland. The galley kitchen is accented with a hand chosen assortment of coloured tiles which draw in the colours of her home. The living area has a pot belly fire and doors which open onto a private deck which gives the living area an increased dimension. Her exterior paint colours are Piet Mondrian inspired. She has square blocks of deep red in juxtaposition to a dark grey with a lighter trim. The effect of the paint choices, the angles of the upper level of the house and the eclectic choice of recycled windows, doors and stained glass features, is striking. Natalie is very happy with the result and the quality of the build is evident. She found living on site, having a hands on project management role and speaking to Simon, the builder, every day contributed to an efficient and effective building result. One thing she did learn is that you cant change your mind once things have started, without it costing you, luckily she says, she didnt change her mind! 12.01.2022 Over the last 20+ years in the building business, I have seen a lot. I have written about three of the big mistakes I have seen made by others to make sure they are not made again. #1. I have seen people try and do their own water proofing in wet areas and not using a licensed water proofer. As a result the timber behind the failed membrane starts to rot well before the person notices that there is a problem. Solution: Use recommended licensed contractors for all water proof...ing in all wet areas, whether building from scratch or renovating. #2. Not contacting Dial before you Dig to cross reference the information you have from council to confirm that underground services are in the right location. I have seen pipes and wires dug up accidently costing thousands to replace. Solution: make sure you call Dial before you Dig www.1100.com.au #3. Using incorrect building materials for the job, internal timber used outside, internal fixings nails and screws used outside, which resulted in a compromised build quality and potential rotting problems. 09.01.2022 I did a recent building job which used one simple idea to make the build much more environmentally friendly and saved around $15,000 or about 12% of the build cost. The client had found a house that was being demolished in Sawtell and purchased all the hardwood bearers and joists, fascia, floorboards and windows from that house in one job lot. Several working bees saw that timber de-nailed and prepared for use. It ended up being enough timber to frame the sub floor and walls,... do all the floorboards and weatherboards of the external southern and western sides of the house. It was a great outcome and a great example of economically re-using materials and saving environmental resources.
