20.01.2022 What does a Lease cover? The granting of a right to occupy certain premises as defined in the lease for a period of time, in return for a payment of a certain ...amount of money. A lease gives you certain rights in the land/property, but is not equivalent to Freehold Rights (which indicates the ultimate ownership right available in Australia). #conveyancing #conveyancers #buyingaproperty #firsthomebuyer #investor #conveyancerqld #conveyancernsw #lease

14.01.2022 Here are 8 simple tips to secure your home this Christmas. Stay safe everyone. 1. Change the locks: often overlooked when moving into a new home but should be o...ne of the first things you do. 2. Identify weaknesses at entry points and secure these areas properly i.e windows/doors/sliding glass doors/garage 3. Keep things locked: windows and doors are common entry points for criminals, so don’t risk leaving them unlocked even when at home 4. Install security cameras or an alarm system: great way to improve security and deter criminals 5. Secure external areas: ensure outdoor areas are well lit (e.g. motion sensor lights) and that potential hiding places (e.g. trees/shrubs) are eliminated to discourage criminals from targeting your home. 6. Use a safe: invest in a home safe to store valuables. 7. Going on holiday: avoid making it obvious when you are away from home (e.g. don’t allow mail to pile up). Also, it is handy to get to know your neighbours so that you can look out for each other when needed. 8. Keep valuables out of sight: valuables in the home should be kept out of view (e.g. car keys, mobile phones/tablets), and belongings (tools/ladders) should not be left lying around out of doors.

12.01.2022 Many of our clients ask - When does settlement officially occur? When is the house legally mine? 06.01.2022 New home for your furry friend too? Here's how to make their move happier and less stressful Keep to your usual routine of meal and walk times as much as po...ssible. On the first day, spend as much time as possible with your pet. Try not to leave your dog alone in the new house for the first few days. If you’re worried about them adjusting, toys and walking them regularly can help. Pheromones', anti-anxiety medications, and even natural herbal therapies are likely to help and are very safe. Thanks to Petbarn for the advice!

04.01.2022 We are reminded this month, a year ago, fires broke out across the Sunshine Coast. When natural disasters strike, it can often lend itself to increased stress ...on home buyers & sellers should they have existing contracts in place within a disaster zone. 1. Passing of Risk 2. Termination Rights 3. Suspension of Time If any of the above apply to you, speak with your conveyancer as soon as possible to be aware of your contractual rights & obligations under your Contract. Visit the website to read more on this subject https://www.bytherules.com.au/natural-disaster-post/ 1300 22 33 44
