24.01.2022 Who can build a kit home? During the next few weeks we will be featuring the construction of some of our kit homes and the wonderful stories of the people behind them. This is the story of Andrew (on the left). Andrew dreamt of building his own home and several years ago he started researching his options. He decided he needed a kit home, because that way, the materials would be supplied and all he had to do was build. He came to us in 2013 with the idea of buil...ding a beautiful Queenslander on his block on the northern NSW coast. The home he chose was our Highgrove. A magnificent two storey home with 5 bedrooms and plenty of living space. The feature of this home was an octagonal rotunda which is just perfect for outdoor living, as well as loads of verandah space. And when you live on the coast, you want to take advantage of the cool sea breezes and stunning views. And so the planning began. Meeting face to face, phone calls, emails and Skype meetings and the Highgrove was reborn....the perfect plan for a family; Andrew, his wife, Anj and the children they were planning. Was Andrew a builder? Did he have prior building experience? Perhaps he had an experienced family member who could help him? The answer to all of the above is NO. And this is the home he created. 21.01.2022 Do you have trouble making sense of a flat plan? This can be really tricky for some people, which is why we now provide what we call a 'birds eye view' plan. This layout allows you to 'walk' through the house, from room to room. ... It shows possible furniture placement and gives you a more realistic idea of the size of rooms..... and.... helps you to view the rooms in relation to each other. 20.01.2022 And for something completely different.... Here is a sound studio which was recently built on the Gold Coast. We can't wait for this one to be completely furnished. It is just waiting for a pool table as the owner is re-creating an old English pub. Hence the fabulous exposed timber beams. We tested inside and out and discovered a 30- 40% decrease in noise due to the solid timber walls and double glazed windows which come standard in these YZY kits. 06.01.2022 How do you build a kit home? Last post, I mentioned Andrew who built his family home on the beach in northern NSW. Andrew came to us with the idea of building a big Queenslander style home. The design he preferred was our Highgrove, a stunning 2 storey home with lots of verandahs outside and a large living area. We discussed this home with him and planning began, however sadly, it was not meant to be ....... Like to know the challenge we faced? Regulations on the land stated that the home had to be modern, not traditional style and, at first, Andrew thought he would have to rethink his ideas. Fortunately, we are custom design specialists and we were able to keep the interior floor plan he liked and modify the exterior. We also managed to incorporate a large outside living deck which was very important to him, but alter the roof line so the design complied with the covenants. It was a relief to Andrew knowing that our designs are flexible and we are were able to modify the floor plan and exterior style to please everyone ! He was able to build on the block he preferred, using the perfect plan he liked and he only had to compromise on the exterior. Win, win ! These photos show our Highgrove design and Andrews finished home. And if this transformation surprises you, be prepared for the interior of Andrews home. WARNING.....Dont bother waiting for our next post if you dont like open plan living, a mix of traditional and modern features, high ceilings and beautifully positioned timber windows which make you you wonder if you are outside or inside..... #customdesignedhomes #everyoneshappy #kithomes

To be honest, neither had we until we were approached by a client who wanted his home designed and built to Vedic principles! This took custom designing and our flexibility to a whole new level, requiring long consultations with the owner and lots of google searches, to ensure his home would support his family with peace, prosperity and good health... Originating thousands of years ago in India, some of the rules we had to take into consideration ......... orientation in relation to the sun siting within the environment proportions and placement of rooms building with non toxic, environmentally friendly materials Even wall thicknesses, room dimensions and floor level from the ground had to be precise.
