25.01.2022 It's been a couple of weeks now and Axel Annette's youngest son has come home. His absence was a result of a totally inadequate response by the Toowoomba NDIS office to Annette's request for respite care 2 yrs ago. I'm sure our family isn't the only one with a story like this. Hence the Royal Commission into disability services where we have a public role. Our family has born witness to the ridiculous public expenditure resulting from painful voluntary relinquishment all avoi...dable by just a little attention and respite care. The metrics are almost unbelievable in cost of maintaining a high needs severley Autistic teenager in public care at the tax payers expense. Think of the all up annual cost of owning a huge multi mil $ pleasure yacht and your getting close. I shit you not. Clearly the staff decisions in the NDIS system have zero accountability for the merits of their decisions. In private business the door would hit your backside on the way out. If you knew arithmetic of the matter you would be stunned then outraged at the waste of the ever suffering tax payer. Meanwhile on a positive note my lovely & clever wife Annette had successfully self researched a genetic metabolic expression in Axel now proven by independent medical specialist study and he is thriving under her care with remarkable results. For those folks unfamiliar with the scientific method or SD of outcomes in statistical trials this works as a binary outcome. The future of quality medicine is clearly gene specific rather than the one size fits all medical response we are all currently used to. Big pharma's huge revenue of the use of expensive and dangerous drugs will eventually end. 2019 started off bad but it will end well at least for us. By chance 2 X groups saw it simultaneously and one missed out. eg Murphy's Law at work. A common issue when looking at rural lifestyle property is that buyers often aren't rural folk. If like me, anything bigger than 1000sqm is obviously a farm so understanding what you are looking at without walking the boundaries is difficult .

Yes I have the same condition as my son. Only two in the world! I have always believed my son would recover substantially - never thought it would require me to become so unwell first - god works in mysterious ways and has a sick sense of humor.... 21.01.2022 Have any of our readers put a Qld Rural Hinterland property to Auction and been charged many, many thousands of $ for the marketing? Were you encouraged by the agent assuring you it was a solid "investment"? Like 10,20 or even $40K Did you know that the main reason for the big advertising $ was to promote their office to gain more office listings not buyers for your Auction? This is calculated fraud and misrepresentation. The vast majority of the willing and able buyers are t...o busy to read magazines or dopey local rags. They are searching the Internet because it's fast, efficient and provides lots of info on the property. We have run many successful Auctions between 1 - 3 Mil most being the more liquid 1-2 Mil mkt sector for around $3K. What are your experiences?. Love to hear about them. See more

19.01.2022 Real Estate is undergoing a quantum change in business planning operations with beneficial effects for consumers. No more grd floor office windows unless you are a pensioner and dislike computers which means you probably aren't viable clientel anyway. Those agents stuck with legacy leases/mortgages with said space are having to charge more for their Property Management (PM) & Sales services. Makes them less competitive especially versus Specialist PM bizs ie that don't do s...ales who are usually first rate and way cheaper. The old biz metrics of must have PM rent roll in order to sustain high fixed costs for grd flr premises with Sales teams & PM are gone. Get efficient or get out . The Covid scare has just hastened an already existing trend . Applies in many service type businesses I would guess . With the increased use of Zoom type video conferencing, meeting folks in offices is passe in some cases. Although I don't know about you but I would like to meet in person at least once to understand who the hell I'm doing business with. Guess I'm just old school ? See more

13.01.2022 My good looking stepson Axel is kind and wonderful spirit but has cognitive impairment & Level 3 Autistic. Yet he exhibits quite a talent for photography and we believe learning Maths and English via the computer. Interesting the way the medical community objectively describes these challenging issues that carers live with? Anyway, my ever clever wife Annette has diversified my activities to the NDIS space with AXS Consulting a part of Never Ltd a non profit I setup a couple... of yrs back in the middle of the shit were in. Speaking from frontline experience in the foxholes so to speak I see 3 X issues that face mainly single mothers of challenged children some of whom I'm uniquely able to assist: 1. The NDIS is adversarial in nature not by design but that's what's happened. Have to say I enjoy a fight. 2. The Plan Managers who pay bills & Support Co Ordinators who supposed to oversee the Plan's implementation by the participants all exhibit high anxiety of being audited due to their ignorance of their job. 3. The NDIS Plan Managers consider themselves self appointed gatekeepers to the public purse. Again not their job description either. The whole NDIS industry makes Real Estate Agents look like priests (of the non peadophile kind) & the most professional industry in the country.The last statement a cynical comparator of the challenges facing that brave single women face in looking after these kids. I intend to do my bit to husband my time in allowing me to correct some of these wrongs and rolling over those who get in my way. I have deep RE experience in all its facets. From a Dip of Bldg & Construction with experience in Legislation compliance along with acctg / audit experience . I feel I'm uniquely qualified to create waves where needed and get the job done. 11.01.2022 The Qld border officially re opens today to NSW folks and others . Sydney people can finally come Nth to assist whatever is left of the Qld small business economy. Yes. That's the one that employs more than half of Qlds private sector . If you are a Public Servant is Fed, State, Local or Statutory Govt Body you aren't affected finally just inconvenienced . Spare a thought friend for the folks that pay your wages .

07.01.2022 Ian Anderson cloudre a twist on Cloud Real Estate, but that's another story, just sold a $2.5 Mil Rural property during these damn fires. The bigger stuff is generally more saleable as you are playing in a different sand pit. Nice way to finish off the 15 Nov week. I sincerely hope for all the landholders and residents it bloody well rains long and hard soon.

02.01.2022 The 3 x major issues on property owners minds now both investment landlords and home owners in 2020 are: 1. When will this Covid-19 biz end and what lasting damage will there be? 2. Consumer and biz confidence which in 40 yrs of records have never been lower. Can they recover to what level and when will that happen? 3. Will flooding the economy with money and further lowering of interest rates help? ... My take: 1. No idea to first part but yes bad lasting damage. Many small businesses permanently shut and or severley financially crippled with big corporates rapping up the spoils. Many Real Estate offices, be they franchises or independents ruined (for some reason I can't see the tears of regret from the reader). 2. The confidence will unlikely return to the pre virus level as at the moment most people still in state of shock or disbelief at the goings on. Many services we took for granted either won't be there or there will be less if them . 3. The Fed Govt budgeting for assistance to Resi landlords is a fraud as 90% won't benefit much from Land Tax relief. The private Comm/ Retail landlords generally have a sophisticated biz relationship with their tenants but rents will permanently fall as least as there will be less small business tenants in the market. The listed property trusts will take an enormous hit as their higher yields come from speciality tenants which will close en masse rather than from the big floor space / low $ yield majors . Won't burden you with to much more. Beware the nonsense "positive - upbeat " commentators. Reality will not wait for bullshit .
