If youre buying, and there have been any Renos completed which require council approval, you as the buyer have the right to ask for evidence of the approvals, ask for this to be made a special condition of your contract. 10.01.2022 As a Settlement Agent, I implore you to never ever accept or send any account details via email from or to your Settlement Agent, Real Estate Agent, or Property Manager, or anyone for that instance, if you receive an email with account details, make a phone call to your Agent to confirm, because I can tell you that whilst most of us have great cyber security, the scammers are getting smarter everyday. Most of us would never advise you of these details in an email....ever!

09.01.2022 Not just for those who rent but some sound advice for Buyers too. You wouldn't believe how many people move into their new property after settlement and the Retic isn't working, or the oven isnt working, and the vendor simply says it hasnt been working since before the property was sold. Unfortunately your Settlement Agent really can't help you after the settlement has been finalised. There is no obligation for the vendor to fix anything at the property after the contract h...as been entered into if it wasn't working when you entered into the contract to purchase, and frankly more often than not its not worth your time or money chasing them after settlement to get it fixed. So if youre relying on working appliances when you move into your new home, your best bet is to check everything is working BEFORE you sign on the dotted line, ask questions, check things are working, if its not, negotiate with the seller to have it fixed prior to settlement and before you sign the contract to purchase, that way youre not only protected, but have the peace of mind that you're getting what you paid for. Good idea to check the remote controls for any Split System Air Cons too.....older models may have been discontinued and no longer available, this would mean a whole new unit...yes it happens!
