From 1 January 2020, separately titled contiguous land in metropolitan Melbourne will no longer be included in the exemption that applies for a PPR. So if your tennis court is on a separate title this applies. Only the title that has your principle place of residence located on it will remain exempt from land tax. Good to know buyer!

22.01.2022 | THE SNEAKY TAX | The hidden cost even when purchasing a principal place of residence (PPR). Recently our Director Tonya was negotiating for a client. The property was new and being sold by the developer. If our client settled on the 30th December - land tax is payable by the purchaser for 1 day, the developer pays the rest of the year, If she settled on the 5th of January 2021, she will pay land tax for the remainder of that year being approximately 360days, despite buying ...as her PPR-in this case it is a tax of over $3000. Even though she is buying as her PPR and owns no other property the tax applies as to the ownership at 31 December. The following year 2022 no tax will be payable. This also applies to residential property rented out or not otherwise owned as PPR. Talk about sneaky! Thanks, Melville Lawyers for your advice.
