If you havent heard me talk about this y...et - then 10x10 Philanthropy is a live crowdfunding event, which is held cocktail-party style to raise money for three grassroots charities at each event. 14.01.2022 To all my fantastic customers, friends, family, colleagues and business partners, youve probably heard about the Royal Commission report that was released last week. Its worried a lot of people, particularly anyone in the real estate industry or anyone who has or wants a home loan. If all of the recommendations are implemented it will have far reaching consequences, mainly the reduction in competition in the home loan market. Mortgage Brokers like myself write 59% of all h...ome loans written in Australia. Many of those home loans are NOT with the big 4 banks which means were creating the environment where the lenders have to compete for your business. If they dont need to compete anymore we could see a rise in interest rates, we could also see that it gets harder for people to get a loan without the access to the smaller lenders that we provide, and the knock on affect is that with less people getting approved for home loans, well see a slow down in the real estate market (this affects Sellers, people wanting to refinance, Real Estate Agents, Builders, Conveyancers, Certifiers, Building & Pest Inspectors, and the list goes on). This post is not designed to worry anyone, but it is designed to bring awareness of the positive impact that brokers have had in the industry. 11.01.2022 With interest rates coming down to record lows, there now more good news for EVERYONE wanting help with finance. You may or may not be aware, that over the last several years banks have been required to assess your capacity to repay your mortgage at an interest rate of 7% (some banks are higher). So even if your rate is fixed at 3.8% for 3 years, the banks were still assuming 7%. This has had a massive impact on people not qualifying to be able to buy new homes, or even refinance their existing loans. 10.01.2022 5 days ago I decided enough was ENOUGH. Id barely gotten over the Christmas holiday season, then Easter arrived in amongst birthdays, weddings, work functions and just general socializing and I felt like Id been eating and drinking my way through the last 5 months! If I was to say I felt sluggish and unmotivated it would be an understatement. So on Friday, I said enough, and Ive started my own 4 challenge. Why am I posting this on here? Because the more people you tell abo...ut your goal the easier it is to stay accountable. So, heres my next 4 weeks: - no alcohol - no processed food - just lots of Whole Foods - no dairy (only because if I eat cheese I tend to eat way too much) - no potato (for the same reason as dairy) - no more than one coffee per day - exercise every day (either gym or a walk) - meditate every day (this is a hard one for me) What am I hoping to get out of this? 09.01.2022 4 week challenge complete!! I would love to say I managed to stick to the rules the whole way but I have to admit I had a bit of a snackcident last weekend with some churros and chips. But apart from that weekend I managed to stay away from alcohol, caffeine, refined sugar, bulk carb foods and refined sugar. Very tough, mainly with the food, but the real challenge will be maintaining a healthy relationship with food from now on Ive felt so good these past few weeks, reduced bloating, clear head & more energy. Ill allow myself today, celebrating with Greek food and wine but then its back to being focused so Im feeling good for my LA trip in July #celebratethesmallwins #4weekchallenge #snackcident #goals
