A retirement village is a residential complex predominately or exclusively occupied by residents who are aged over 55 years, or who have retired from full time employment, where residents have entered into a contract with the operator of the village, either to occupy the premises and/or to receive services. There are hundreds of villages in NSW of different sizes and styles providing a range of services and facilities. 12.01.2022 WHAT ARE THE DIFFERENT TYPES OF RETIREMENT VILLAGE CONTRACTS? Different types of Contracts You need to consider the type of village arrangement that suits you best. The most common types of retirement village contracts offered are: Leasehold arrangements-where the village operator owns the premises and you lease the unit from the operator. If you sign a long term lease, it is registered on the title deed.... Loan and licence arrangements- where you pay an ingoing contribution up front in return for the right to occupy the premises. Strata or community title schemes- where you purchase the unit and become the owner and a member of the owners’ corporation. Rental arrangements- a growing number of villages offer premises for rent to retired people. You sign a tenancy agreement and pay rent like other tenants in the general community. You can own the house but rent the land. The agreement may contain a term excluding you from the retirement village laws. You are covered by the tenancy laws instead. See more

06.01.2022 Its Crazy Time Again Yes, the NSW school holidays have commenced and continue right through until the school bell rings on Tuesday 26 April 2016. Monday 25 April 2016 is not a pupil free day. It is Anzac Day - the 101st Gallipoli landing anniversary. This is the first year for a considerable period of time that Easter has not fallen during Term 1 school holidays.... School holiday periods are often an anxious time for separated couples and their children. This holiday period, try to make it different. If there are court orders in place regarding the children's time with their mother or father, make sure the orders are followed. If there are no court orders in place, ensure the care arrangements are fair for both adults. Children enjoy spending peaceful time with both their parents and extended family. They are entitled to a conflicted free holiday with their family members. Parents should respect their children's rights to a smooth changeover at the commencement and conclusion of a holiday period. They should acknowledge the benefits to the children of a "stress free" or "no school" fun time. If the children are happy and relaxed the flow on effect to the separated parents is enormous.

01.01.2022 WHAT ARE RECURRENT CHARGES IN A RETIREMENT VILLAGE? You will have to pay regular recurrent charges to meet the village’s operating expenses. The amount varies from village to village. These expenses will be higher in serviced accommodation where meals, cleaning and other services are offered as opposed to independent living units.... Higher expenses could apply if the premises are larger or you are living with a spouse. These charges are similar to strata levies that apply in Strata unit complexes. They cover maintenance, security, building insurance gardening roads etc. These fees can be increased annually and so long as they are increased in line with the Consumer Price index they will be increased. If the increase is greater than CPI the operators must obtain residents’ consent. These can be explained by your Solicitor. At East Coast Law we are able to review and explain the documents to you.
