23.01.2022 On Melbourne Cup Day, the Reserve Bank (RBA) has burst out of the gates in tremendous fashion. RBA Governor Philip Lowe said, The elements of today’s package are as follows. A reduction in the cash rate target to 0.1%, a reduction in the target for the yield on the 3-year Australian Government bond to around 0.1%, a reduction in the interest rate on new drawings under the Term Funding Facility to 0.1%, a reduction in the interest rate on Exchange Settlement balances to zero,... [and] the purchase of $100 billion of government bonds of maturities of around 5 to 10 years over the next six months. Given the outlook, the Board is not expecting to increase the cash rate for at least three years, Lowe said. CoreLogic head of research Tim Lawless said if the cut was passed on by lenders it would throw fuel on the fire for Australian property prices. With existing home and business borrowers unlikely to see much of the cut and the former unlikely to spend it even if they do, the stimulus of a rate cut to the economy will be very modest, Canstar financial services executive Steve Mickenbecker said. Even if passed on fully, a cut of 0.15% to the average $400,000 over 30 years will lower the monthly repayment by $33, not enough to make much of a difference to borrowers’ spending and house purchase intentions. 15.01.2022 Australia’s housing market finished the year on a strong footing with CoreLogic’s national home value index rising a further 1.0% in December; the third consecutive month on month rise following a -2.1% drop in dwelling values between April and September. CoreLogic’s research director, Tim Lawless, said the year was characterised by a mild COVID-dip in values, but unprecedented volatility in the transaction space. The number of residential property sales plummeted by -40% th...rough March and April but finished the year with almost 8% more sales relative to a year ago as buyer numbers surged through the second half of the year. Despite the volatility, housing values showed remarkable resilience, falling by only -2.1% before rebounding with strength throughout the final quarter of 2020. In retrospect, the rebound in housing market activity and dwelling values is unsurprising given the rapid and substantial monetary and fiscal response from the Government and policy makers. Record low interest rates played a key role in supporting housing market activity, along with a spectacular rise in consumer confidence as COVID-related restrictions were lifted and forecasts for economic conditions turned out to be overly pessimistic. Containing the spread of the virus has been critical to Australia’s economic and housing market resilience Mr Lawless said. As remote working opportunities became more prevalent and demand for lifestyle properties and lower density housing options became more popular, regional areas of Australia saw housing market conditions surge. The longer international borders remain closed the greater the impact is on housing demand, especially rental demand.
