24.01.2022 I've watched a number of auctions over the last few months and always knew that when our time came to sell, we would want Fabian to be our auctioneer. Fabian brings so much energy to each auction, he is 100% committed to delivering an outstanding result. Auctions are a stressful time for all involved and Fabian has a great manner with both the vendors and the bidding crowd. We recently sold a property in Mulgrave with Fabian as our auctioneer and were extremely happy with ...the result. Fabian had a tough crowd with over $10 000 in $100 bids but this only spurred Fabian on and he continued to drive up the sales price to well over reserve or our expectations. We are very happy to recommend Fabian to anyone considering him as their auctioneer and would very happily use him again should we be selling in the future. 24.01.2022 As a buyer, what do you need to have done before the auction? First, you need to make sure you are unconditionally approved from your bank.. If there were any checks or reports you needed done (e.g building and pest) it needs to be done before the auction (you can’t buy it subject to a report). ... And to be well equipped with the auction rules and find out what you can about how to bid and what happens if you’re successful etc.

21.01.2022 What do you do if there’s not many bidders that show up at your auction? When you haven’t got a lot of bidders, the crowd thinks there isn’t much competition and this puts them in a position of power. So as an agent or auctioneer, you have to take back the control. ... You should have a pre-auction conversation with the buyers before the actual auction. Let them know that the auctioneer will make it known when the property is going to be sold, but will not be announcing the words ‘on the market’ today, he’s just going to call it 3 times and sell it. If you’re sitting back waiting for us to announce ‘it’s now on the market’ that’s not going to happen today. This will help keep the bidders engaged the whole time, instead of waiting on the sidelines. EYS Auctions

20.01.2022 Despite predictions that Melbourne house prices would crash by up to 25% this year, we’ve been pleasantly surprised to see how resilient the market truly is. The September quarter faced significant challenges while physical home inspections were banned, however metropolitan house prices only dropped by 1.7 per cent! Even more shocking, earlier this month experts revealed that Melbourne house prices are still 7.4 per cent higher than they were this time last year. ... Although we don’t know what lies ahead and house prices are still expected to drop, it’s great to see that the market has maintained a sense of stability and consistency even in uncertain times!

For now, remote auctions stay however, given that auctions are generally 3 - 4 week campaigns, that would take us to the 19th of October which we expect onsites to return given the announcement today So, in conclusion, auctions can now be booked!

Painting - A fresh coat of paint can really transform your home from an old house to a chic house with character. Tip: Only pick 1 colour (Neutrals sell) and then 3 tones from that. If you NEED some colour why not have a feature door or letterbox. ... Pavement - Fix up any cracks, chips or holes. Once that’s taken care of, a pressure clean and whipper snipping along the sides will transform it from a scruffy mess to the yellow brick road. The excitement of the day can lead to higher prices than if it was for sale by private treaty.... People bidding are buying with terms and conditions determined by you as the vendor. We’ve seen videos of homes pop up more lately on real estate sites, and their value can’t be underestimated.... They’re especially helpful when it comes to COVID measures since they give buyers a look in your home without having to physically see it. Although lighting and angles can still be used to great effect in videos, they can give buyers a more accurate look at the home. Oftentimes we see buyers disappointed with homes after carefully staged photos have made a property look better (or bigger) than it is. So the ‘need’ for a video is still up for debate amongst agents, but if you have some extra cash set aside for your marketing budget, it can certainly be a great way to entice buyers and make your listing stand out!

The debate of selling privately or through an auction is as old as time, so choosing the right method for your home can be daunting. Generally speaking, auctions can create a sense of urgency and competition amongst buyers which can drive sale prices up. ... You also get the chance to set a ‘reserve price’ which means you can pre agree an amount you want to reach before selling and can also let you have more control over set terms (such as sale or settlement-specific details). The only way to really know is by interviewing 3 different agents and getting a fair price with regards to what is the going rate. One agent might be $3000, one might be $4000, one might be $7000. This gives you an idea of what the median price is. ... That being said, suppliers like realestate.com.au will charge agencies a set amount per suburb or municipality, so negotiating marketing may be challenging. Just know the money you spend on marketing is actually an investment, and is going towards the final sale price of your property (as opposed to outlying money and not getting it back). Marketing isn’t a liability, it’s an investment when done right.
