15.01.2022 MORE GOOD NEWS! Interest rates remain unchanged following the latest Reserve Bank of Australia (RBA) meeting. Economists almost universally expected this as the RBA waits to see how the recent cuts filter through the economy. Predictions are for further cuts to the already historically low rates. While the low interest rate environment is attractive to mortgage holders and borrowers in general, it is finally beginning to force more conservative cash investors to review their ...decision to hold large amounts of money in the bank. With bank interest income drying up to less than a trickle, anecdotal information is now indicating that large cash holdings are starting to move out of the bank and into property and land. As cash investors start to move into the investment property market locally, this is likely to add even more upward pressure on prices for both existing properties and (house and) land packages. 14.01.2022 CHEAPER TO BUY THAN RENT!! Mackay is one of only a few regions where it is cheaper to buy than rent. Compared to the same quarter last year, median asking rent for houses has gone up 8.6% and 12.5% for units. Median yields have risen over the past 12 months and are now at 5.6% (houses) and 6.2% (units) respectively, making property an attractive prospect for investors. The Mackay market is still affordable, however, with record low interest rates and continued employment opportunities in the region, population growth will put upward pressure on rental and market values across the region.

11.01.2022 MARKET UPDATE: Good news!! In more good economic news for our region from the world of mining, Anglo American has announced it will support development of Aquila near Middlemount to the tune of $226 Million starting September 2019. This is expected to extend the life of the existing operations out by an additional 6 years. The banks are getting more competitive. All four majors have now dropped their fixed term rates as well as the variable rate drop that happened in June. ...Some packages are being offered by all four for less than 3.2% and the rates for the 5 year packages are very competitive as well ranging from 3.49% to 4.09%. This package deal, where the bank will bundle a couple of its products together, including your mortgage, may not work for everyone but they could be worth a look. Variable rates are widely expected to fall again, possibly before years end, but obviously there is never a 100% guarantee. Fixed rates work well if you need to be confident about your repayments over the term being offered. First home buyers are in the box seat at the moment. The combination of: Historically cheap loans, Relaxation of lending guidelines, Stamp duty concessions, First Home Owners Grant, Rising rents, Investor demand still a bit muted in spite of the negative gearing bogey disappearing (therefore reducing competition), and some Great value buying opportunities all combine to make this into a perfect storm of opportunity. The growing sense of optimism in the local property market is borne out on a national level from an ME Bank survey with positive property price expectations by both owner occupiers and investors. Yields on units in our local market are looking very attractive as rents escalate. Market activity is still more focussed on houses so there are some good buying opportunities around.
