19.01.2022 Every year I do a prediction (this is my view, general and not to be taken as advice). Having a look at the application approvals here along with the continued ...shortage of homes for sale, I suspect we will continue to remain solid in Newcastle/Lake Macs property market next year. There is a bit of talk of the Jobkeeper roll affecting us but the reality is that the amount of red hot buyers in the market is at least tripling our usual numbers. Because of this my thoughts are that the market will be STEADY at worst-case scenario and continued growth could continue to occur into next year best case (mid estimate 2-3% for Newcastle/Lake Mac given we have probably put about 10% + on in the last 6months). A lack of sellers is only one part of the equation for rising house prices at present, and this in the image below is a quick look at the buy-side. This is a chart that shows the growth in quarterly mortgage approvals. Moving forward for 2021 ; The key risks are Jobkeeper bringing an excess supply of homes on market, rates increasing which would cripple credit, or business not being able to keep the lights on. No major warning signs so far. Stay safe and remember the trend is your friend (until it bites you and then it’s not )
