23.01.2022 Wondering why it is getting a little difficult to get a loan. Me thinks we are going to have easy monetary policy with tight credit regulation. It wasn't long ago I sat in classes at university listening to the students and lecturer's dream up ways to take your money. I would put up my hand and say "why don't we cut regulations and taxes and let the people keep some of their own money".... Australia has 166 taxes... Sadly not one unit looked at Government failure. Funny ...history is full of Government failure. The macro prudential regulators are snapping at the leveraged property investors heels. No wonder some of my friends are buying up the cheap property investments with CASH! So will investor buy the cheapie s to avoid borrowing, leaving less affordable housing? I have always said economics is common sense no doubt many of you will work it out. Why did the Macro prudential regulators choose a debt serviceability as a ratio and not the LVR? Because with the LVR ratio a property investor can still grow their loan portfolio in a rising market. Serviceability ratio will make it more difficult. The last thing the regulators want is the Australian people retiring off rental income and enjoying their old age. Notably Good intentions don't mean good outcomes when it is based on force. as their will be a winner and looser. Unlike in a voluntary exchange there will be a win win. Many Economists have pointed out Government policy usually creates the opposite effect that was intended. What will be the impact in the longer run? Higher rents? Which will help existing investors with their serviceability ratio?
